Wadestown gem sells well above RV

AWADESTOWN bungalow bounded by kauri trees has been auctioned for $568,500.

The property, a 110 Weld St, had a rateable value of $500,000.

Jane Park and Ailsa Dawson, of Harcourts Wellington, marketed it as a ‘‘gem of a bungalow’’ in a green setting with abundant birdlife.

As well as seven kauri grown from seedlings on the boundary, the 769-square-metre section included rimu, totara and a cottage garden.

The two-bedroom dwelling dated to the 1920s, measured 110sqm and was within an easy walk of the local primary school. The property, at 109 Sefton St, was in the Wellington College zone and had a rateable value of $455,000.

Built in the 1960s, the 100sqm house had three double bedrooms, polished stained floors, an open fireplace and expansive northwest views.

‘‘It received wonderful sun and was a gorgeous, solid, weatherboa­rd home,’’ says Bobbie Meyer, of Harcourts Wellington, who marketed it with Justin Brown.

‘‘The living room had wide doors to a flat lawn, there was a sheltered patio and the large garden room offered many options.’’

The private 539sqm section included a garage and walk down access. A LIFESTYLE property on the edge of Carterton has sold for $195,000.

The 3985sqm property, at 36D Lincoln Rd, had a 2011 rateable value of $175,000 and included a 68sqm dwelling.

‘‘It was built in the 1930s and relocated from Eastbourne about 10 years ago,’’ Liz Ryniker, of Guardian First National Greytown, says.

‘‘It was positioned to leave plenty of room for building a main home.’’

She points out the property was privately located down a driveway and had a lovely view over farmland to the Tararua Ranges.

It was connected to town services, had a deep bore to supply water to the organic plantings, and offered an array of shelter, fruit trees and shrubs. A CENTURY-OLD farmhouse in Manakau has sold for about 10 per cent above its rateable value of $405,000.

The three-bedroom house, at 233A North Manakau Rd, was relocated from Huntervill­e about 10 years ago.

‘‘Over that time it had nestled well into the mature, 7000-square metre setting and was the perfect match for the buyers,’’ Grant Robertson, of First National, Otaki, says.

‘‘Their furniture, their tastes and their wish list in terms of privacy and community were all met here.’’ THE MORTGAGEE sale of a Levin home saw it auctioned for $450,000.

The property, at 390A Tararua Rd, had a rateable value of $460,000.

‘‘It was a well designed fivebedroo­m home in a popular country area that was handy to town,’’ Barry Needham, of Harcourts Levin, says.

‘‘It was very spacious, with three bathrooms and two living areas, and was a great opportunit­y to add value as it needed some cosmetic work.’’

The 5410sqm site was fenced and included a two-bay shed.
