Cute Aro Valley property sells well above RV

A SUNNY AND SPACIOUS Waikanae Beach home with four bedrooms and a study has been auctioned for $447,000.

The property, at 31 Eruini St, had a rateable value of $395,000.

Ray Marshall, of Harcourts Waikanae, says the 220sqm house included an internal-access double garage and underhouse storage.

‘‘The 847-square-metre site was close to transport, within a short stroll of the beach, boat club and cafes, and backed on to the picturesqu­e Waimeha Nature Reserve.

‘‘With lots of room for all the beach toys and extended family, this property equally suited use as a family holiday home or permanent abode.’’

A TE MARUA character home with nature bush and landscaped grounds has been auctioned for $490,000.

The property, at 250 Plateau Rd, dated to the 1930s and had a rateable value of $500,000.

It was sympatheti­cally extended in the 1990s to offer 180sqm of living with four bedrooms, family bathroom and ensuite, and office.

Mike and Tania Ledger, of Harcourts Upper Hutt, say the spacious living area had beautiful native timber features and private panoramic views while the 1530sqm private, park-like setting included the ‘‘ultimate double-sized garage man cave’’ plus carport. The brick-and-cedar, single-level home, at 10 Astronomer Pl, faced north on a 784sqm section.

‘‘With a rateable value of $610,000, homes like this are often requested and seldom available,’’ Marty Ritchie, of Harcourts Paremata, says.

‘‘It had a fabulous kitchen with a granite benchtop and sunny dining area neatly flowing to the lounge and out to sun-drenched decks and low-maintenanc­e gardens.

‘‘Many extras came with the property, including underfloor solar heating in slab, hand-made silk drapes and an additional loft room that was ideal for an office/ home gym or rumpus room.’’ A LARGE COASTAL SECTION in the Horowhenua has been auctioned for $55,000.

Lot 156 Mowhia Grove had a rateable value of $109,000; bidding for the 4131sqm site started at $30,000.

‘‘The vendors were keen to meet the market,’’ says Susanne Hanlon, of Harcourts Levin, who marketed the section with Lois Fraser.

‘‘The site was stunning and the location offered lifestyle choices.’’
