Luxurious lodge hits the market
ONE of Martinborough’s largest accommodation providers, Peppers Parehua, is on the market.
The luxury lodge and function centre is being marketed internationally through Bayleys.
One of the agents involved, James Higgie, said the estate had a collective rateable value of $6,755,000 as of September last year but the owners were hoping for more.
Built in 2005, the lodge comes with 28 luxury cottages, a restaurant and bar, tennis court, pool and landscaped grounds, complete with a man-made lake and jetty.
It has the capacity to sleep 60 and 2.5ha of freehold land across 10 titles.
Higgie said the property presented several options. It could be considered as an investment or managed by the buyer, kept intact or sold off in parts.
The assets were being sold with a verified management contract in place to the Peppers tourism organisation, he said.
‘‘The Parehua estate is marketed on a two-pronged approach. As a mid-week corporate meeting and conference destination for the Wellington commercial sector and a weekend leisure destination.’’
The location was well suited to wine buffs, within walking distance of several wineries and adjacent to Palliser Estate vineyard.
Units were finished to a high fivestar standard with kitchenettes, and the restaurant was licensed to serve up to 100 patrons.
Several service buildings were also on site, including a prefabricated machinery and equipment garage, a grounds man’s shed, separate linen laundry room, and changing rooms.
Staff lodgings included a twobedroom managers flat and a onebedroom chef’s quarters.
Higgie said the Wairarapa tourism market has been growing since the early 2000s. Parehua’s split marketing approach allowed it to often manage two corporate functions during the week and a weekend event such as a wedding.
The Peppers group has seven resorts in New Zealand, including the Far North, Rotorua, Abel Tasman National Park, Queenstown, Christchurch and Lake Tekapo.
