Te Horo beauty has plenty of room, style and comfort

-

TENDERS close on September 10 for a secluded lifestyle property in Te Horo that combines contemporary living and bucolic bliss.

The 3.1-hectare property, at 24 Blackburne Rd, includes a three-bedroom house and selfcontained, two-bedroom studio, two pony paddocks and a woodland setting with views over countryside to Kapiti Island.

The 220-square metre house was rebuilt about five years ago, with board-and-batten cladding and a Zincalume roof, while the 58sqm studio is about two years old.

There’s also an 84sqm garage/workshop.

‘‘This home stands out for its views and privacy,’’ says Sue Ayton-Coulter, of Harcourts Waikanae, who’s marketing 24 Blackburne Rd with Trina James.

‘‘Rustic properties as picturesque as this, but with all the modern comforts, are literally rare as hen’s teeth. It really does have that ‘X’ factor.’’

The stunning views are evident as soon as you step into the lovely entrance of the single-level, L-shaped dwelling home with two open-plan living/dining areas – one formal, the other informal.

The carpeted formal space includes an open fireplace with a stone feature wall while the family area has a solid bamboo floor and a discreet woodburner.

Both living/dining areas extend along the front of the house and have floor-to-ceiling sliding doors opening to a wide porch that steps down to lawn and garden.

The informal living/dining area is off the spacious, U-shaped kitchen, which also has a bamboo floor.

It includes a Rangemaster double oven, rangehood, gas hob, dishwasher, scullery and breakfast bar.

To the right of the entrance is the bedroom wing with the family bathroom and hideaway laundry.

The family bathroom has a tiled shower, vanity and toilet; there’s also an ensuite for the main bedroom, which has a bath, vanity, shower and toilet, also a walk-in wardrobe, and is private while affording views through trees.

‘‘This home is in excellent condition, has a lovely ambience and the views will take your breath away,’’ James says.

‘‘The birdlife is just as amazing and maintenance needn’t be an issue – the owners let the neighbours graze a few sheep for free to keep the grass down.’’

‘‘And the location is excellent. Te Horo has a great reputation, especially the school.’’

Ayton-Coulter says the property has wide appeal, from families and retiring farmers to middle-aged couples and expats wanting studio space for guests to stay in.

‘‘You can commute to Wellington or Palmerston North from here while enjoying a wonderful lifestyle.’’
