IF YOU have a cool $2.3 million lying around you could invest in a five-star lodge at Gibbston, near Queenstown. Mt Rosa Lodge, which consists of a Qualmark fivestar lodge nestled on 2.46ha above the vineyards in Gibbston, has been put on the market for sale as a freehold going concern property and business or as a luxury home.

Tourism Properties broker Adrian Chisholm said all the hard work at the property was done.

‘‘If you were to purchase this site today, obtain resource consents, appoint a designer, project manager, build and furnish this lodge, plant the 1000 vines and await full production of the crop plus landscape the property, the cost would be many hundreds of thousands above the asking price.’’

The owners Brian and Maureen Dennis, who built and ran the business for nine years, had ‘‘fulfilled their dreams and it’s now time to pass on the baton’’, Chisholm said.

‘‘It’s one of the Wakatipu, Queenstown region’s most beautiful properties.’’

The north facing 428m2 lodge comprises of three suites, each with their own private outdoor courtyards, within the guest wing of the property and overlooks the vast plantings of vines and mountains and beyond, a spacious and private owners apartment with two en-suite bedrooms, lounge with a private entrance way and access to a three-car garage.

The guest areas within the lodge feature a wine cellar and tasting room, lounges, private court yards, patios and decks featuring both indoor and outdoor fireplaces, along with a feature gourmet kitchen suitable for cooking classes.

The property also included 1000 vines producing award winning Pinot Noir, fruit trees and flower gardens.

Chisholm said the vines produced between 45 and 90 cases of wine per year, which was another income stream to sell to guests.

‘‘It ticks all the boxes for someone wanting the ultimate lifestyle and business,’’ he said.
