Elegant Khandallah home sells for $1.57m

AKHANDALLA­H HOME that sold for $1.2 million in October 2015 was auctioned for $1.57 million a year later. The property, at 45 Simla Cres, had a rateable value of $980,000.

Julie Hurley, of Harcourts, says the elegant five-bedroom house was strategica­lly sited for all-day sun in a private, 789-square-metre garden setting.

‘‘It was on a sunny rise, up a short driveway, and just minutes from Simla station and the bus.’’

The 280sqm house included two bathrooms and a veranda, and was a short walk from Khandallah School and village. A PETONE apartment with two bedrooms and a secure undercover park has been sold for $475,000.

The 70sqm unit, 8/208 Jackson St, had a rateable value of $410,000.

Terry Dooley, of Profession­als Lower Hutt, says the eight-year-old apartment was well presented with open-plan living and a deck overlookin­g Jackson St.

‘‘It was only a five-minute stroll from Petone beach and offered easy access to restaurant­s.’’ A TRENTHAM home for sale for the first time in 31 years has been auctioned for $450,000.

The three-bedroom property, at 19 Moonshine Rd, had a 2016 rateable value of $390,000.

Built in the 1940s, the 140sqm dwelling was on a fenced, 766sqm section with landscaped gardens, and double garage and workshop.

Mike and Tania Ledger, of Bayleys, say it combined inviting street appeal with high ceilings, gas heating and an HRV system.

‘‘It had been completely rewired, was reroofed in 2008 and was on a fantastic section,’’ Tania says. ‘‘There were 11 bids for this property on auction day, so great results all round.’’ A CLASSIC 1960s home on a large section in Waikanae has been auctioned for nearly double its rateable value.

The property, at 344D Te Moana Rd, had a rateable value of $275,000 and sold for $517,500.

Paul Workman, of Harcourts, advertised the five-bedroom house as ‘‘a project with great bones’’, including hardwood floors, cedar weatherboa­rds and a spacious farm-style kitchen and living area.

It was on a 2544sqm section, with two paddocks, halfway between Waikanae’s beach and village centre. A TE HORO HOME on 20 hectares has sold for five per cent above its rateable value of $1.05 million.

The four-bedroom house, at 122 Mickell Rd, had two exceptiona­lly large living areas, internal-access double garage and decking.

Grant Robertson, of First National Otaki, says it had expansive rural views, excellent water supply, cattle yards for home-and-income, and native bush.

‘‘It was a superb, modern house in a quiet, elevated rural position.

‘‘The land was clean hill country, all in pastures, and the property represente­d good buying in today’s market, with size, quality and location all in its favour.’’
