Thorndon villa fetches more than $1m

AHISTORIC villa in Thorndon has been auctioned for nearly double its rateable of $580,000. The three-bedroom property, at 31 Ascot St, sold for $1.028 million after receiving 57 bids.

It only the fifth time the 135-square-metre house had changed hands since it was built about 150 years ago.

Mike Robbers, of Harcourts, says the property he marketed with Socheata Tep appealed to buyers because of its sunny, private 497sqm section and proximity to the central business district.

‘‘It was also just 30 metres up from Tinakori Road’s shops, galleries and cafes, and was directly opposite the historic Granny Cooper’s Cottage.’’ A 1940S SOUTHGATE home that had been lovingly restored has been auctioned for $255,000 above its rateable value.

The property, at 177 Buckley Rd, had a rateable value of $470,000 and sold for $725,000.

Erin Rush and Nigel Solomon, of Harcourts, marketed the former fisherman’s cottage as an ‘‘urban bach’’ with south coast sea views.

The 80sqm dwelling included handcrafte­d kitchen joinery and wardrobes, a woodburner with wetback, and a 637sqm section with a single garage, a separate studio or cabin, and mature trees and easy-care shrubs.

The property adjoined a reserve with a path that led down to the beach. AN AVALON home has been auctioned for more than $100,000 above its rateable value.

The property, at 4 Hollard Gr, had a rateable value of $320,000 and sold for $420,600.

Built in the 1950s, the 113sqm house had three bedrooms and was on a 443sqm section with off-street parking for three cars.

‘‘It was a great, refurbishe­d family home in a quiet grove with open-plan living leading to a north-facing deck,’’ Terry Dooley, of Profession­als Lower Hutt, says.

Other features included new carpet, a heat pump and gas hot water. A MODERN home on a corner section in Paraparaum­u Beach has been auctioned for $165,000 above its rateable value.

The property, at 91 Regent Drive, had a rateable value of $395,000 and sold for $560,000.

Chris Marshall, of Harcourts, says the three-bedroom house was well maintained and in a top location.

‘‘It was in a street of quality homes and attractive­ly presented on a well fenced 537-square metre section with two-car graraging and extra parking for a mobile home or boat.’’

Built in the 2000s, the 157sqm dwelling was in a private, easy-care setting handy to the expressway, schools, shops, beach and airport. A WAIKANAE home has been auctioned for $240,000 above its rateable value.

The property, at 65 Kohekohe Rd, had a rateable value of $500,000 and sold for $740,000.

Sue Ayton, of Harcourts, says the 1960s weatherboa­rd house ‘‘oozed charm’’ while being modern and stylish.

‘‘It was beautifull­y presented with fabulous indoor/outdoor flow to a private backyard.’’

The 166sqm house was on a 1108sqm section in the popular Garden Area close to Waikanae’s village, train station, river and schools.
