Wadestown character sells for premium

AWADESTOWN character home with lovely grounds has been auctioned for nearly $200,000 above its rateable value.

The property, at 11 Mairangi Rd, had a rateable value of $540,000 and sold for $735,000.

Bobbie Meyer and Justin Brown, of Harcourts, say the 141-square-metre dwelling was a ‘‘peaceful sanctuary’’ on a 639sqm section.

‘‘It was in a beautiful garden filled with greenery and birdsong,’’ Meyer says. ‘‘The tranquil setting was divine.’’

Built in the 1920s, the three-bedroom, two-bathroom house retained some of its original character and combined open-plan living/kitchen with a separate lounge and indoor-outdoor flow to a sunny deck. A SUBSTANTIA­L Woburn home that was advertised as a ‘‘rare treasure’’ has been auctioned for $60,000 above its rateable value of $600,000.

The four-bedroom house, at 2 Miro St, was built in the 1920s and sold for $660,000.

Celia Barnao, of Harcourts, says the 170sqm dwelling was on a 624sqm section within walking distance of Lower Hutt’s central business district.

’’It was a family home that had been loved and cherished over many years and offered fantastic opportunit­ies for a new owner.’’

Features included two bathrooms, one of which was set up for mobility and disability needs, sunny family living, and a rear deck and garden.

‘‘It was zoned for popular schools and close to Woburn station with a private park on the doorstep,’’ Barnao says. A LARGE two-bedroom Te Aro apartment has been auctioned for $120,000 above its rateable value.

The 110sqm residence, at U13/7 Feltex Lane, had a rateable value of $320,000 and sold for $440,000.

‘‘Apartments like this are always in high demand, whether as a city pad or an investment property,’’ Clare Newton Smith, of Harcourts, says.

‘‘It was generously proportion­ed over two floors with a modern kitchen and openplan living, heaps of storage and excellent security.

‘‘It was close to Willis Street, Cuba Street and Manners Mall, and had a wellorgani­sed body corporate.’’ A PAPAKOWHAI home with scope to add value has been auctioned for $115,000 above its rateable value.

The property, at 21 Brora Cres, had a rateable value of $410,000 and sold for $525,000.

Lynnette Donoghue, of Harcourts, says the 190sqm, 1970s dwelling was on a sunny 541sqm section with flat lawn and gorgeous water views close to schools, shops, transport and train station.

‘‘It was an amazing opportunit­y to capitalise on the current work that has been started on this lovely four-bedroom family home.’’ A TE HORO section that previously sold for $5000 in 1991 has been auctioned for $279,000.

The 7760sqm property, at 84 Te Hapua Rd, had a rateable value of $250,000.

Trina James, of Harcourts, says it was elevated, private and sunny with prolific birdlife and trees.
