Modern church site promises rent return
Properties offered for sale by religious organisations are usually historic Edwardian buildings requiring major work to transform them for new uses.
The array of old churches for sale are often in regional small towns – such as the recent sale of the Dunsandel church.
But a modern Anglican building at 10 Logistics Drive in Christchurch is more of a commercial offering, returning immediate rental income.
The property, which is partly occupied by the Anglican Diocese of Christchurch, comprises an expansive 2000-square-metre, twolevel building in the western suburb of Harewood in a modern industrial area.
The building sits on 5019sqm of freehold land and has 80 car parks.
The Anglican Diocese of Christchurch occupies the upper level on a lease running until the end of 2019, with two further sixyear rights of renewal generating annual income of $301,000. Increases are tied to the consumer price index and are subject to a market review every three years.
The Diocese of Christchurch is one of the seven dioceses of the Anglican Church of New Zealand and Polynesia.
Anglican Care Canterbury/ Westland, which operates from the Logistics Drive offices, is the social services and social justice arm of the Diocese of Christchurch.
The lower floor of the property was previously leased to Stonewood Homes, but is now vacant. It has its own kitchen and staff lunchroom facilities.
The premises is on the market for sale or lease by negotiation via Bayleys Canterbury salesman Stewart White.
The rectangular-shaped building with floor to ceiling glass was built in 2013. It is five minutes’ drive from Christchurch Airport, and 20 minutes from the CBD.
White said the vacant groundfloor layout meant the site was suitable as either a showroom or as office space.
