Porirua’s accommodation jewel up for sale
ALUXURY motel complex with a 24-year lease is for sale in the heart of Porirua’s central business district.
Amethyst Court Motor Lodge, at 5 Titahi Rd, offers 32 premium suites and units configured for the needs of corporates, families and tourists.
‘‘The lodge is most certainly well named as it’s the jewel in Porirua’s accommodation crown,’’ Dave Morgan, of Link Business, says. ‘‘It is the newest 4.5-star motel complex in the area and is strategically located in a very busy and rapidly growing part of the city.
‘‘It’s just opposite Porirua’s North City shopping complex, so it couldn’t be closer to the city’s business and retail hub, and has a very high profile on the main road into town.
‘‘It’s convenient for corporate clients and within walking distance of cafes and restaurants and entertainment activities for families and tourists. The bus and commuter train station are just a hop-skip-andjump away, and the easy 15-20 minute access to Interislander ferry and Westpac Stadium make this motel hugely attractive to tourists and event followers.’’
Morgan says it also has a significant corporate and government client base. ‘‘The 24-year lease is another huge business plus.’’
Complementing the 10-year-old lodge’s solid concrete tilt-slab construction are its lowmaintenance aluminium joinery and Diamond profile roofing.
‘‘It has been maintained to the highest standard – it was repainted just two years ago – and its modern, spacious suites and units are in excellent condition,’’ Morgan says.
‘‘A special and very welcome feature is the internal or undercover access to all suites through the general reception area with key card access.’’
There are 10 standard studios, 11 twin studios (two with disability facilities), four spa bath units, six two-bedroom suites and one onebedroom suite, all with fully tiled bathrooms.
‘‘The decor is very tasteful and the comfortable, relaxing atmosphere ensures repeat business is very high,’’ Morgan says.
The complex includes a threebedroom, two-bathroom owners’ residence with a large entertainers’ kitchen, open-plan lounge/dining area.
‘‘The owners’ home was also designed to accommodate relief management, which ensures privacy,’’ Morgan says.
‘‘The motel is currently being run under management and performing very well, with the business producing a very substantial net profit.’’
The business has an asking price of $975,000 (plus gst, if any).
