‘Storybook’ villa charms buyers
ANORTHLAND “STORYBOOK” villa for sale for the first time in 50 years has been auctioned for $305,000 above its rateable value.
The property, at 51 Garden Rd, had a rateable value of $520,000 and sold for $825,00.
Built in the 1900s, the four-bedroom house was on a 506-square metre section.
Di Austin and Gael Van Hattum, of Harcourts, marketed the 140sqm dwelling as a “storybook home” because of its character and picturesque setting. It came complete with a rustic brick path, white and wine-coloured roses, daisies, geraniums, an old pear tree and even included a chook house.
It included two bathrooms, a farmhousestyle kitchen, and a large living room and balcony with views of the Botanic Garden and Wellington Harbour.
“It was in a great location near Victoria University, the city, Parliament and leading schools, both private and state,” Austin says.

A MT VICTORIA apartment that was “perfectly positioned and presented” has been auctioned for $70,000 above its rateable value.
The property, at 4D/16 Kent Tce, had a rateable value of $335,000 and sold for $405,000.
“This perfectly positioned and presented, spacious two-bedroom apartment was within an easy reach of all that inner-city living has to offer,” Iain Stewart, of Harcourts, says.
The 70sqm unit dated to the 1990s and had two bedrooms with built-in wardrobes, open-plan kitchen, dining and living, a balcony off the living area and a secure car park.

A PUKERUA BAY home with 885sqm of landscaped gardens has been auctioned for $85,000 above its rateable value.
The property, at 37 Gray St, had a rateable value of $800,000 and sold for $885,000.
“It was a fabulous as-new modern family home set on established landscaped gardens and surrounded by quality homes,” Marty Ritchie, of Harcourts, says.
Built in the 1910s, the 228sqm house had four bedrooms, two living areas, and a study.
“It was tastefully decorated in neutral tones and had great indoor-outdoor flow with a fabulous native bush aspect,” Ritchie says.

A NEAR-NEW WHITBY home elevated for late sun has been auctioned for $132,000 above its rateable value.
The property, at 142 Endeavour Dr, had a rateable value of $720,000 and sold for $852,000.
Marty Ritchie, of Harcourts, says the immaculate 195sqm house was built last year on a landscaped 550sqm section and had a designer kitchen, a formal lounge with a gas fireplace, and inlet and rural views.

A PARAPARAUMU HOME with 1930s character and a large section has been auctioned for $187,000 above its rateable value.
The property, at 70 Hinemoa St, had a rateable value of $365,000 and sold for $552,000.
“It was a unique three-bedroom home with native timber flooring on a 2942-square metre site with lawn, fruit trees and established vegetable gardens,” Lisa Hampton, of Harcourts, says.
