Taupo lodge offers something very special

ATAUPO lodge with breathtaki­ng views of the lake and the Kaimanawa Ranges is for sale as a freehold going concern.

‘‘Occasional­ly a business comes up for sale that has that ‘Wow!’ factor,’’ Darcy Snowden, of Christophe­r Brown & Associates, says.

‘‘Acacia Cliffs Lodge is truly one of those.’’

The architectu­rally designed lodge, at 1/133 Mapara Rd, Acacia Bay, was purpose built and opened in 2008 on an elevated 7967-square metre site with a bush and garden setting.

The latter affords privacy and shelter while floor-to-ceiling doubled-glazed windows maximise natural light and the spectacula­r panorama.

‘‘Being boutique in size, the owners have been able to provide an intimate environmen­t for their guests with four contempora­ry, furnished, private suites,’’ Snowden says.

‘‘Each has its own outdoor furnished deck, generous-sized tiled ensuite with underfloor heating, and super king beds.’’

Three of the suites have lake views and the fourth a garden setting.

Three suites are on the ground floor and the fourth is on the first, along with a guest lounge, formal dining and breakfast area, library and an indoor/outdoor entertainm­ent area that opens to a deck.

The owner/managers’ accommodat­ion – two bedrooms, office, bathroom – are on the top level.

There’s also a large, separate, versatile four car-garage that includes a commercial laundry.

‘‘When setting out to build this luxury lodge, the owners had a very clear business plan on ways to make it a success,’’ Snowden says.

‘‘Two of the most important factors were: choosing a popular tourist destinatio­n, and with Taupo’s year-round appeal this was ideal; and finding a property that offered stunning views yet at the same time complete privacy.

‘‘Another part of the plan was to form close and trustworth­y associatio­ns with leading New Zealand and internatio­nal inbound and wholesale travel agencies, profession­al fishing guides, Tourism New Zealand and Destinatio­n Great Lake Taupo.

‘‘They regularly use the lodge when showcasing the region to internatio­nal media.’’

Snowden says the owners also understand the value of having the best possible web site (www.acaciaclif­fslodge.co.nz) to ensure their guests are well informed before booking.

‘‘They’re continuall­y being recommende­d and enjoy good repeat business.’’

He points out lodges tend to attract high-net individual­s who are prepared to pay for privacy and service, which is why having only four suites is an advantage.

Other aspects that appeal to guests are New Zealand’s reputation as a place with a clean, green environmen­t and such Taupo-specific attraction­s as fly fishing, two internatio­nal golf courses (Wairakei and Kinloch, each within a 10-15 minute drive from the lodge) and the World Heritage Tongariro National Park.

‘‘The owners choose to operate the business to suit their lifestyle, and with bookings being made in advance through their agents or the Internet, this ensures they can plan ahead for the summer season,’’ Snowden says.

‘‘They choose to close for the winter from May 1 until September 30.

‘‘This works for them and gives them a very good income, whereas a new owner may choose to operate it differentl­y opening year round or employing a manager.’’
