Kitchen a key selling point
AWADESTOWN HOME with a new German kitchen has been auctioned for $300,000 above its rateable value. The property, at 17 Oban St, had a rateable value of $590,000 and sold for $890,000.
Designed in 1965 by Wellington architect Maurice Patience, the 140-square-metre, splitlevel home was on a 370sqm section and had a high stud, angled ceilings and massive windows.
‘‘The large living room captured all-day sun and opened to a west-facing patio and sheltered private garden for wonderful indoor-outdoor living,’’ says Bobbie Meyer, of Harcourts, who marketed the three-bedroom house with Justin Brown.
‘‘The new German kitchen had everything you’d expect in a high-end chef’s kitchen, including a gas hob, two ovens, black twin sinks, stone bench top and plenty of ingenious storage, and opened to a beautiful kitchen garden.’’

A MIRAMAR townhouse on the flat has been auctioned for $99,000 above its rateable value.
The property, at 10 Macalister Place, had a rateable value of $405,000 and sold for $504,000.
Built in the 1990s, the 90sqm, single-level dwelling had two double-bedrooms, spacious 16 Brian Place, Titahi Bay, sold for $565,000. 73 Moana Rd, Plimmerton, sold for $1.425 million. open-plan living, a large bathroom, separate toilet, easy-care section and a garage.

A LUXURIOUS PLIMMERTON home with a rooftop entertaining area has been auctioned for $65,000 above its rateable value.
The property, at 73 Moana Rd, had a rateable value of $1.36 million and sold for $1.425 million.
‘‘It occupied an idyllic position right across the road from a secluded Plimmerton beach, with views to Mana Island extending to the South Island and beyond,’’ Marty Ritchie, of Harcourts says.
Features of the architecturally designed 317sqm dwelling, which was built in the 2000s on a 426sqm section, included an internal lift to all levels, a rooftop entertaining area (complete with freestanding bath), and premium European appliances.

A TI¯TAHI BAY home that was marketed to firsthome buyers has been auctioned for $85,000 above its rateable value.
The property, at 16 Brian Place, had a rateable value of $480,000 and sold for $565,000.
‘‘It was affordable and in a fantastic location with stunning views,’’ Leanne Bunnell-Haywood, of Harcourts, says.
The re-roofed 120sqm house was built in the 1950s on a 658sqm section in a quiet culde-sac and had four bedrooms, a modernised kitchen and new carpet.

A MODERN AOTEA home that was "as good as new" has been auctioned for $180,000 above its rateable value. The property, at 18 Peel Lane, had a rateable value of $800,000 and sold for $980,000.
Harcourts’ Marty Ritchie says the 293sqm house was a built in the 2010s and had double-glazing, in-floor heating and thickened walls for insulation.
‘‘It had great street appeal and a practical layout with four bedrooms and three bathrooms, large living spaces and an expansive kitchen. It flowed to a stunning al fresco dining area was at the end of a private right-of-way, on a 686-square metre section with a garage and workshop, and easy-care gardens.’’
