Wadestown landmark with it all

-

TENDERS CLOSE on February 15 for a quintessential Wadestown home with historic character, substantial grounds and stunning harbour views.

The Gray Young-designed house, at 41 Wadestown Rd, is for sale for the first time in 45 years.

Built in the 1930s, it has a weatherboard exterior with a tile roof and is on a 509-square-metre section landscaped section elevated for sun, privacy and views.

In addition to five bedrooms, there is an integrated one-bedroom flat that’s largely self-contained with its own entrance.

It also can be accessed via the internal lift, which ascends from one of two garages, with mezzanine storage, to each of the upper levels.

The alternative route is by a path and steps that lead to flat lawn and the portico entrance of the 310sqm dwelling.

To the right of the front door is the formal lounge. It has a bay window seat with a harbour view, an open fireplace to complement the central heating, and builtin bookcases.

It adjoins the formal dining room, which has a floor-to-ceiling, west-facing bay window and French doors to the family room.

The latter has a stone fireplace with a gas heater and French doors to the northeast-facing sunroom that leads to the internal lift.

The modernised kitchen includes two wall ovens, a five-burner hob and a dishwasher and looks through to second, timber-panelled family room that opens to a brick courtyard positioned for afternoon sun.

Also on this level are an office with a harbour views and built-in desk and bookshelves, the first of three bathrooms and a separate laundry.

The four bedrooms and another bathroom are on the top floor.

All the bedrooms have built-in wardrobes, two face north over Ngaio and the main bedroom has a tiled open fireplace.

The family bathroom on the top floor has a shower and dual-basin vanity; the toilet is separate.

The flat or studio combines a bedroom and living area with a concealed sinkbench and a bathroom with a shower, vanity and toilet.

Derek Tyler, of Bayleys, says the flat is great for older children or guests, or could be used to run a business from home.

‘‘This is a long-admired landmark home that has been fastidiously maintained

‘‘It’s incredibly private – you’re in the heart of Wadestown but not overlooked by anyone – yet only a five-to-10 minute drive or pleasant walk largely through town reserve to town.

‘‘This is a rare chance to buy an iconic family home.’’

The property has a 2015 rateable value of $1.2 million.
