AKELBURN COTTAGE in a quiet, private location only minutes from village shops has been auctioned for $350,000 above its rateable value.

The property, at 32 Plunket St, had a rateable value of $600,000 and sold for $950,000.

Socheata Tep and Mike Robbers, of Harcourts, marketed the three-bedroom dwelling as being in a prime location for students and profession­als.

The 110-square-metre cottage was built in the 1900s on a 576sqm section with dual access from 57 Fairview Cres, where there was a car park.

‘‘A high-quality kitchen and bathroom gave it a touch of class,’’ Tep says.

A VOGELTOWN HOME that needed a ‘‘total renovation’’ has been auctioned for $173,000 above its rateable value.

The property, at 4 Pearce St, had a rateable value of $560,000 and sold for $733,000.

‘‘Originally built in the 1940s, this home had stunning views of Wellington overlookin­g Newtown, Mount Victoria, CBD and the harbour,’’ Steve Fejos, of Harcourts, says. ‘‘But it needed a total renovation as all the interior lining, doors, floor coverings and most of the cabinetry had been removed.’’

The 160sqm house had three doublebedr­ooms, an open-plan kitchen, living and dining room, and a main bathroom with a spa bath and shower.

AN AOTEA HOME that was ‘‘beautifull­y presented’’ has been auctioned for $130,000 above its rateable value. The property, at 35 Sumner Tce, had a rateable value of $650,000 and sold for $780,000.

‘‘It was tastefully decorated and beautifull­y presented with four bedrooms, two bathrooms, stunning kwila polished floorboard­s, and indoor-outdoor flow to a large, private deck with a peaceful outlook over bordering reserve,’’ Marty Ritchie, of Harcourts, says.

The 192sqm house was built in the 2000s on a 678sqm section amid quality homes at the end of a family-friendly cul-de-sac.

A LIFESTYLE SECTION in Peka Peka has been auctioned for $78,000 above its rateable value.

The flat 2369sqm property, at 6 Pairuku Lane, had a rateable value of $240,000 and sold for $318,000.

‘‘It was one of the last sections left in a top location with a feature lake and partial views of Ka¯ piti Island,’’ Steve Hayes, of Harcourts, says.

A PALMERSTON NORTH townhouse near the hospital has been auctioned for $105,000 above its rateable value.

The property, at 32 Langston Ave, had a rateable value of $450,000 and sold for $555,000.

‘‘It was a low-maintenanc­e townhouse with a double-garage in a quiet tree-lined street,’’ Tim Cook, of Harcourts, says.
