Melrose cottage sells for premium

AMELROSE cottage that dated to the early 1900s has been auctioned for $225,000 above its rateable value. The property, at 5 Manchester St, had a rateable value of $495,000 and sold for $720,000.

‘‘It was a pretty turn-of-the-century, twobedroom cottage drenched in all-day sun,’’ says Erin Rush, of Harcourts, who marketed the 85-square-metre dwelling with Nigel Solomon.

Both bedrooms were doubles, the bathroom had been renovated and period features, like ornate fireplaces, timber floors and high stud, retained.

It also had a heat pump, new gas Infinity hot water system, basement and attic storage, an attached washhouse and a fenced, elevated 417sqm section with green views and privacy.

‘‘It was the perfect choice for first-home buyers, profession­al couples and small families,’’ Rush says.

A CHARACTER villa on a large, sunny section in Northland has been sold for more than 30 per cent above its rateable value of $620,000. The 150sqm house, at 35 Farm Rd, was built in the 1920s, had three bedrooms and was on a 774sqm section with a sleep-out.

The upstairs lounge and kitchen opened to a large west-facing deck while the downstairs entertaini­ng area opened to a native bush garden.

‘‘It was minutes from the city, attracted excellent year-round sun and had the potential to be subdivided,’’ says Charles Lindsay, of Profession­als Wellington City & Suburbs, who marketed it with Paul Dickason.

‘‘Basically, it was a blank canvas with massive potential.’’

A MODERN TE ARO apartment has been sold fully furnished for more than 40 per cent above its rateable value of $220,000. The twobedroom unit, at 410/74 Taranaki St, combined open-plan living with a balcony and views.

‘‘It was a stylish city pad to live in or a solid investment with great returns,’’ Jason Knott, of Profession­als Wellington City & Suburbs, says.

‘‘It was in a popular complex with a heated lap pool, sauna and gym, and had a great central location and an NBS rating of 100 per cent.’’

A RANUI HOME that was marketed to firsthome buyers and investors has been auctioned for $108,000 above its rateable value. The property, at 12 Mexted Cres, had a rateable value of $275,000 and sold for $383,000.

Andy Cooling, of Harcourts, says the 100sqm house was built in the 1950s on a 613sqm section.

‘‘It was a fantastic entry-level threebedro­om home with a huge backyard or, alternativ­ely, an investment property.’’

A CARTERTON HOME that needed improving has sold for $20,000 below its rateable value. 66 Pembroke St, had a 2017 rateable value of $240,000 and sold for $220,000.

Liz Ryniker, of Guardian First National, says the three-bedroom home had been through many changes.

‘‘It was quite basic and in need of some tender loving care.’’

The 80sqm house was on a 539sqm section handy to the supermarke­t, and medical and transport services.
