Secure a place in Petone’s new Paetutu subdivisio­n

AWINDOW of opportunit­y has opened for first-home buyers who thought they had missed out on securing a new terrace house in Lower Hutt’s fastest-selling subdivisio­n.

All but six of the 56 properties, at 429 Jackson St, Petone, have sold or are under offer.

‘‘Most of the sales have gone unconditio­nal,’’ Shane Brockelban­k, of The Profession­als, says.

‘‘But anyone interested in buying one of these two- or three-bedroom homes should get in touch with us, as sometimes offers fall through and we can let you know if an opportunit­y arises.’’

The clustered twostorey dwellings in the Wellington Company developmen­t of Paetutu range in size from 72 square metres to 78sqm, and are selling from $500,000-$630,000.

‘‘It’s not only the fastest-selling developmen­t there’s ever been in Lower Hutt, but also the largest and most comprehens­ive,’’ Brockleban­k says. ‘‘There’s nothing else to compare it to.’’

The CoLab Architectu­re-designed houses will occupy a flat, sunny 7850sqm site across the Te Mome Stream from the Shandon Golf Club when they’re completed in about two years’ time.

Each home will be 4.5 metres wide, with some longer than others.

All will have open-plan groundfloo­r living, with the bedrooms and bathroom upstairs; some also will have a ground-floor bedroom at the front.

Each will have a car park and a north- or northwest-facing courtyard for sunny outdoor living off the lounge.

Their low-maintenanc­e constructi­on will include Zincalume roofs with Colorsteel spouting and downpipes, concrete and board-andbatten exteriors, heavy-duty aluminium front doors with toughened glass, and exposed concrete floor slabs for thermal gain.

The kitchens will be fitted with solid birch benchtops and stainless steel appliances, and each bathroom will have a shower over an acrylic bath, wall-mounted vanity and toilet.

Paetutu’s broad appeal extends from predominan­tly first-home buyers to those wishing to downsize and free up capital from a family home to out-of-towners who want a convenient base for themselves or children attending tertiary institutio­ns.

The first sod was turned last week and Brockleban­k says a two-year settlement period means buyers need only a 10 per cent deposit.

‘‘So they can save on interest repayments by having more equity when they move in, which is a real boon if saving for your first home.

‘‘And if a couple’s in KiwiSaver, they can each get a $10,000 Home Start grant.’’

Ian Cassels of The Wellington Company, says Paetutu’s outstandin­g popularity signals the market is ready for medium density suburban living and reflects the importance of strong and trusted relationsh­ips in delivering such projects.
