ASTRATHMORE PARK home with outstanding views has been auctioned for more than $270,000 above its rateable value. The three-bedroom property, at 3A Nuku St, had a rateable value of $470,000 and sold for $741,500.
‘‘It was a stellar result for our sellers on the day, with multiple bidders competing for a home that held wide appeal,’’ Colin Rooney, of Bayleys, says.
‘‘With over 26 people in attendance and 39 bids counted, it showed the importance of a strong marketing campaign.’’
He marketed the 120sqm, 1960s house to first-home buyers, young families and young professionals.
‘‘It had solid bones and was well-presented with unexpected views over Lyall Bay on a 405-square-metre section with a double tandem garage and fantastic outdoor spaces with vegetable gardens and a spa pool.’’

AN INSULATED Miramar bungalow with a renovated bathroom has been auctioned for $235,000 above its rateable value.
The property, at 38 Hobart St, had a rateable value of $540,000 and sold for $775,000.
Built in the 1920s, the 140-square-metre house had three double bedrooms, a formal lounge with decorative plaster ceilings, separate dining room, a renovated bathroom and a tidy kitchen.
It also had a new roof, an HRV system, and insulation under the floor and in the ceiling.
‘‘Plenty had been done but there was still potential to add value in a highly popular location,’’ says Erin Rush, of Harcourts, who marketed the sunny home with Nigel Solomon.
It was on a 491sqm section with a large flat yard and a single garage.

The property, at 33 Nelson Ave, had a rateable value of $660,000 and sold for $772,500.

The property, at 19 Halladale Rd, had a rateable value of $670,000.
Jenny Butterworth, of Harcourts, says the two-bedroom, two-bathroom house stood out for its superb sun and views, street appeal and spacious living.
Built in the 1980s, the 220sqm dwelling was on a 535sqm section with a single garage close to the motorway and recreational facilities.

The 1.6293-hectare property, at 94 Old Hautere Rd, had a rateable value of $730,000.
Steve Hayes, of Harcourts, says the threebedroom, two-bathroom house was a secluded country home with totara trees, orchards and decks.
The property also included a barn, workshop, office and sleepout.
