Epitome of a city home

-

TENDERS CLOSE on June 28 for a versatile, bluechip character home in city-end Kelburn.

The discreetly modernised fourbedroom house, at 84 Bolton St, retains much of its 1920s appeal, from beamed ceilings to open fireplaces to dormer windows, and is for sale for the first time in 15 years.

It has a brick exterior with a Marseilles tile roof and is on a sunny 511-square-metre section with flat lawn, magnolia and alder trees, and an internal-access double-garage.

The 330sqm dwelling is superbly configured for families, with the living areas and double-bedrooms on the upper levels and a large, multi-purpose space on the ground floor.

The latter has a fireplace, its own bathroom and French doors to a west-facing covered deck with an adjacent al fresco area.

It could be used for extra living space, teenager’s bedroom suite, Airbnb accommodation or working from home.

The front door opens into a wide entrance hall with polished floorboards, white-painted walls and French doors to the formal lounge on the left.

It has a leadlight bay window and a Jetmaster open fireplace with a marble hearth and period surround.

Across the hall is the formal dining room, which has a gas fireplace and adjoins a family/dining area with double-glazed bifolding windows and northwest views over the garden to the Tinakori Hills.

The kitchen includes an Ilve oven with five gas burners and rangehood, a dishwasher, refrigerator-freezer with ice-maker, and two pantries.

Also on this level are a utility room under the stairs and a guest toilet.

The first of the bathrooms is halfway up the stairs and has a shower cabinet, tiled bath, pedestal basin and toilet.

The main bedroom is at the top of the stairs. It faces northeast and has both built-in and walk-in wardrobes, and an ensuite.

Two of the other bedrooms face north and have built-in wardrobes while the fourth has under-roof storage.

Other features include radiator central heating, in-ceiling speakers in the living areas, a separate laundry, six-year-old sisal carpet, a leadlight skylight, security alarm, irrigation system and under-house storage.

‘‘This is the epitome of a city home,’’ says Nicholas Reeve, of Ray White Real Estate, who’s marketing it with Ann Curtis, of Bayleys Real Estate.

‘‘It combines proximity to the city and access to the Botanic Gardens with warm character, lovely sun and everything you need for modern comfortable living.’’

The property has a rateable value of $1.73 million.
