Unit hits the heights

AMIRAMAR townhouse that was marketed as perfect for first-home buyers, investors and people wanting to downsize has been auctioned for $300,000 above its rateable value.

The property, at 3/79 Rotherham Tce, had a rateable value of $360,000 and sold for $660,000.

Steve Fejos and Tamaris Livera, of Harcourts, say the 90-square metre unit had a garden and courtyard at the rear for private outdoor living.

Built in the 1970s, the townhouse had two spacious double bedrooms with built-in wardrobes, open-plan living and dining, a well-appointed bathroom and a separate laundry.

There was also tandem parking by the front door.

A MAUPUIA townhouse for sale for the first time in more than 30 years has been auctioned for $80,000 above its rateable value.

The property, at 34 Duchess Pl, had a rateable value of $340,000 and sold for $420,000.

Erin Rush and Nigel Solomon, of Harcourts, marketed it to firsthome buyers, retirees and investors.

‘‘It had been a faithful rental for more than 30 years and offered plenty of options to improve and add value,’’ Rush says.

The 70 square metre cross lease unit was built in 1972 and had two double bedrooms, a sunny spacious lounge and off-street parking for two cars.

AN AOTEA HOME with a ventilation system and landscaped grounds has been auctioned for $231,000 above its rateable value.

The property, at 36 Tongariro Dr, had a rateable value of $650,000 and sold for $861,000.

‘‘It was a stylish, split-level family home with four bedrooms, two bathrooms, an open-plan kitchen and family room, a separate formal lounge, and an amazing outdoor area,’’ says Marty Ritchie, of Harcourts, who marketed it with Micky Limmer.

The 195 square metre Linea weatherboard dwelling was built in the 2000s, had both a heat pump and SmartVent home ventilation system, and was on a fenced 618 square metre section in the Papakowhai School zone.
