AMODERN OTAKI townhouse within an easy walk of amenities has been auctioned for $52,000 above its rateable value. The property, at 27 Ian Peter Way, had a rateable value of $320,000 and sold for $372,000.

“It was superbly presented and spacious, with two bedrooms and a modern kitchen,” Tony McEwan, of Harcourts, says.

“It sat well for all-day sun, and had an internal-access single garage and a great indoor-outdoor area in the popular Elm Court complex.

“These properties don’t often come to the market and when they do they don’t last long.”

The 106 square metre dwelling was built in 2000.

A WAIKANAE BEACH home that was only a short walk from the sea has been auctioned for $50,000 above its rateable value.

The property, at 7 Reeves St, had a rateable value of $410,000 and sold for $460,000.

Paul Templer, of Harcourts, says the 70 square metre house made a delightful first home or holiday home.

Built in the 1980s, it had three bedrooms and a deck, and was on a private, sunny, fully fenced 604 square metre section with a flat backyard with mature gardens.

A CLOUSTON PARK home with “a bit of X-factor” has been auctioned for $105,000 above its rateable value.

The property, at 3 Snell Gr, had a rateable value of $410,000 and sold for $515,000.

Lee-Anne Walker and Paul Hullett, of Harcourts, say the wellinsula­ted 100 square metre house had three bedrooms and was on a 513 square metre section with a single garage and off-street parking in a quiet cul-de-sac.

“Beautiful presentati­on and simple clean lines gave this property a bit of X-factor over anything else that was on the market in this price bracket,” Walker says.

Other features of the 1970s build included a modern, compact kitchen with a spacious dining area, a lounge with French doors to a private rear lawn, a woodburner and a DVS system.

A SUNNY, centrally located Cannons Creek home has been auctioned for $90,000 above its rateable value.

The 1960s property, at 26 Durham St, had a rateable value of $270,000 and sold for $360,000.

“It was ideal for a young family with three bedrooms, a lounge with a north-facing deck, off-street parking and a partially fenced 612-square metre section,” Billy Watkins, of Harcourts, says.

“It was a good quality weatherboa­rd home in a transforma­tive suburb that will have direct access to Transmissi­on Gully when the new highway is completed.

“This was a chance to buy into the area before values begin to rise significan­tly.”
