Healthy sales continue
AN ARCHITECTURALLY designed Wilton home has been auctioned for $210,000 above its rateable value at the time.
The property, at 110 Wilton Rd, had a rateable value of $580,000 when it sold for $790,000 (the new rateable value is $820,000).
Designed by Alan Minty, Wilton Cottage had three bedrooms and a deck set above a bush-clad gully teeming with tui, kereru, kaka, kingfisher and fantail.
“It offered a lifestyle that’s hard to find and really felt like your own private resort,” says Paul Yianakis, of Harcourts, who marketed the 130-square metre dwelling with Vinay Kumar.
“The leafy tranquility could have been right out of Better Homes and Gardens.”
The property included a garage that had been converted into a workshop and off-street parking.

A KHANDALLAH home that epitomised mid-20th century living has been auctioned for $342,000 above its rateable value at the time.
The three-bedroom property, at 4 Nadia Gr, had a rateable value of $580,000 when it sold for $922,000 (the new rateable value is $850,000).
“It was an authentic example of the late mid-century, when quality and style went hand in hand, and was complemented by the colours and style of the era, ” Julie Hurley, of Harcourts, says.
The single-level 180sqm house was built in the 1970s on a 523sqm section with a large double-garage, attractive grounds and “fabulous street appeal,” Hurley says.

AN IMMACULATE and wellappointed Aotea home has been auctioned for $285,000 above its rateable value.
The property, at 7 Nelson Ave, had a rateable value of $640,000 and sold for $925,000.
“It was absolutely immaculate and private,” says Marty Ritchie, of Harcourts, who marketed the fourbedroom, two-bathroom house with Micky Limmer.
Built in the 2000s on an 839sqm section, the 198sqm dwelling was down a right-of-way with a doublegarage and extensive off-street parking.
“It had an open-plan kitchen, dining and family area that flowed to an outdoor entertaining area and a super-large flat backyard,” Ritchie says.
Other features included doubleglazing, a woodfire with a heat transfer unit and a heat pump.

A PAPARAPARUMU home within a short stroll of the Kapiti Golf Club has been auctioned for $52,000 above its rateable value.
The property, at 94 Valley Rd, had a rateable value of $395,000 and sold for $447,000.
“This home was cute as a button, with a family-friendly kitchen-diner, cosy living area and four generous bedrooms,” Andrew Fanning, of Harcourts, says.
The 120sqm dwelling was built in the 1970s on a 546sqm section with lawns and a stand-alone garage.

A PEKA PEKA home that offered a modern lifestyle in a rural setting has been auctioned for $100,000 above its rateable value.
The 8000sqm property, at 32 Hadfield Rd, had a rateable value of $810,000 and sold for $910,000.
Architecturally designed by Darren Hunter, the 164sqm house had four bedrooms, two bathrooms, open-plan dining and living, and multiple outdoor entertaining areas.
“It was well thought out, beautifully presented and only five minutes’ drive from Waikanae Village,” Joanna Tindle, of Harcourts, says.
Other features included a 56sqm garage, carport, two fenced paddocks, a petanque pitch and a private, spacious garden with fruit, olive, citrus and hazelnut trees
