ATE ARO character home that was sold “as is, where is” has been auctioned for $375,000 above its rateable value at the time.

The property, at 106 Webb St, had a rateable value of $510,000 when it sold for $885,500 (the new rateable value is $740,000).

“Bidding was very competitiv­e for an inner-city property,” says Bobbie Meyer, of Harcourts, who marketed the four-bedroom house with Justin Brown.

“It had been in the same family since it was built in 1905 and gave buyers the option to keep it as a rental property or retain the many gorgeous character features and turn it back into a spacious family home.”

The 140-square metre dwelling was on a 253sqm section, with a private back lawn and garden shed.

AN AOTEA home with five bedrooms and two bathrooms has been auctioned for $150,000 above its rateable value.

The property, at 8 Kaweka Close, had a rateable value of $690,000 and sold for $840,000.

“Homes like this are often sought but not often found,” says Micky Limmer, of Harcourts, who marketed the 231sqm dwelling with Marty Ritchie.

Built in the 2000s on a 752sqm section with garaging and offstreet parking, it had open-plan living, a formal lounge, new carpet, double-glazing, a heat pump and a sunny and private outdoor entertaini­ng area.

❏❏❏ A RANUI HEIGHTS home that was advertised as “super cool” has been auctioned for $140,000 above its rateable value.

The property, at 33 Rose St, had a rateable value of $320,000 and sold for $460,000.

“It was a stylish and affordable two-bedroom home designed to suit the busy profession­als,” Andy Cooling, of Harcourts, says.

The low-maintenanc­e dwelling was built in the 1990s on a 328sqm section with a carport.

It had a modern kitchen and bathroom, open-plan living with a deck, heat pump and separate laundry.

A WAIKANAE BEACH home with an in-ground swimming pool has been auctioned for $57,000 above its rateable value.

The property, at 1 Island View Tce, had a rateable value of $450,000 and sold for $507,000.

“It was a charming cottage with the beach, cafes, restaurant­s and sports clubs all within an easy stroll,” Paul Workman, of Harcourts, says.

The 70sqm dwelling dated to the 1970s and faced north on an elevated 1123sqm section with offstreet parking.

“It sat well forward on the section, leaving oodles of room for redevelopm­ent,” Workman says.

A SPLIT-LEVEL 1960s home in Palmerston North, with four bedrooms and two offices/studios or workshops, has been auctioned for more than $127,000 above its rateable value at the time.

The property, at 5 Belgrave Pl, Awapuni, had a rateable value of $360,000 when it sold for $487,500 (the new rateable value is $480,000).

“Split-level homes of this era were so well designed, with bedrooms and bathroom on the top level for privacy,” says Carol Mansfield, of Harcourts, who marketed the 220sqm dwelling with her husband, Murray.

It was on a fenced, 710sqm rear section with a double carport and was in an original state.
