ALARGE TAWA home that was for sale for the first time in more than 20 years has been auctioned for $300,000 above its rateable value.

The property, at 2 Achilles Close, had a rateable value of $650,000 and sold for $950,000.

Marty Ritchie and Micky Limmer, of Harcourts, say the 310-square metre house was set in a peaceful, private 1266sqm oasis.

Built in the 1970s, it had four bedrooms, three bathrooms, a stylish modern kitchen, large living areas, two decks and a triplegara­ge.

“There was also a study, home gym or yoga room, and it was within walking distance of schools, parks and shops,” Ritchie says.

A HATAITAI BUNGALOW with stunning views has been auctioned for $171,000 above its rateable value at the time.

The seafront property, at 498 Evans Bay Pde, had a rateable value of $550,000 when it sold for $721,000 (the new rateable value is $860,000).

It was an estate sale of a threebedro­om home that last changed hands in 1984.

“If you were looking for location and potential, it truly delivered,” Robyn Mathieson, of Harcourts, says.

“It had solid bones and boasted magnificen­t, unobstruct­ed sea views.”

The 70sqm house dated to the 1920s, had a veranda and was on a 291sqm picturesqu­e section with off-street parking.

A PETONE worker’s cottage from the early 1900s has been auctioned for $10,000 above its rateable value.

The property, at 49 Adelaide St, had a rateable value of $570,000 and sold for $580,000.

“It was a sturdy home with two spacious living areas, a large central kitchen and three bedrooms,” Celia Barnao, of Harcourts, says. “It just needed a paint brush and some tools.”

A large family room added to the back of the 371sqm dwelling overlooked a private, sunny, northfacin­g garden on a 371sqm section that was minutes from the beach.

Barnao likened the sale of the property, which previously sold in 1996, to “buying a piece of Petone’s history”.

A SOLID family home in Paraparaum­u has been auctioned for $85,000 above its rateable value.

The property, at 82 Ruapehu St, had a rateable value of $490,000 and sold for $575,000.

“It was a solid 1960s family home on a large child- and petfriendl­y section,” Trudi Szytkiel, of Harcourts, says.

The 120sqm dwelling had three bedrooms and 832sqm of grounds close to transport and amenities.

A CLASSIC WAIKANAE Beach cottage has been auctioned for $115,000 above its rateable value.

The two-bedroom property, at 37 Waimea Rd, had a rateable value of $465,000 and sold for $580,000.

“It was in the popular Olde Beach area and had recently had the works,” Ray Marshall, of Harcourts, says. “It was presented in brilliant condition.”

The 50sqm dwelling dated to the 1940s and was on a 579sqm section.
