AMODERN HOME on a 5294-square metre section in Crofton Downs has been auctioned for $350,500 above its rateable value at the time.
The property, at 49 Downing St, had a rateable value of $650,000 when it sold for $1,000,500 (the new rateable able value is $960,000).
Clare Newton Smith, of Harcourts, says the four-bedroom home was built in the 2000s and exuded style and space, with all-day sun and great connectivity.
“It was built to a high standard and meticulously maintained.”
Features included a wellequipped open-plan kitchen and family area, a large connecting lounge with a wraparound deck, internal-access double-garaging and off-street parking.

AN AOTEA home with stunning water views has been auctioned for $215,000 above its rateable value. The property, at 25 Aspiring Tce, had a rateable value of $710,000 and sold for $925,000.
Built in the 2000s, the north-facing 205sqm house had four bedrooms and three bathrooms on a 680sqm section with a sunny patio. “It was one of Aotea’s most desired streets and had exceptional water views,” says
Marty Ritchie, of Harcourts, who marketed it with Micky Limmer, say.
“One of the bathrooms was wheelchair-friendly and there was an office or fifth bedroom.”

AN EASY-CARE Aotea home with a sunny courtyard and spa pool has been auctioned for more than $230,000 above its rateable value.
The property, at 30 Tongariro Dr, had a rateable value of $650,000 and sold for $861,000.
“This low-maintenance, doubleglazed home was modern and warm with neutral de´ cor,” says Micky Limmer, of Harcourts, who marketed the four-bedroom, twobathroom house with Marty Ritchie.
“It was on a manageable 603-square metre section with twocar garaging in an established area surrounded by quality homes.”

A LARGE WAIKANANE section has been auctioned for $230,000 above its rateable value.
The 1535sqm vacant residential site, at 3 Arms Park Way, had a rateable value of $235,000 and sold for $465,000.
Ray Marshall, of Harcourts, says the flat section was incomparable and in a prestigious location with sensible covenants.
“It was at the end of a private, exclusive enclave adjacent to quality homes designed by Athfield Architects.”

A PALMERSTON NORTH lifestyle property has been auctioned for $220,000 above its rateable value at the time.
The 1.8283-hectare property, at 151 Te Ngaio Rd, Bunnythorpe, had a rateable value of $420,000 when it sold for $640,000 (the new rateable value is $530,000).
Jason Ashcroft, of Harcourts, says the 1970s brick home offered the serenity of rural living only 10 minutes’ drive from Palmerston North.
As well as three bedrooms, a spacious kitchen with a scullery, and a hobby room, the property included a tandem garage with three-phase power and a barn.
