Clear path to sales success in Navigation Drive

- 26 Navigation Dr sold for $965,000. 470 Warspite Ave sold for $575,000.

AN ISLAND BAY home with stunning views has been auctioned for $160,000 above its rateable value.

The property, at 7 Bay Lair Grove, had a rateable value of $800,000 when it sold for $960,000 (the new rateable value is $1.11 million).

It had three double bedrooms, two bathrooms, indoor-outdoor flow to large decks and courtyards, and a stand-alone studio on a 663-square metre section.

Built in the 1990s, the 168sqm house included an internal-access double-garage, near-new radiator heating and good insulation.

“It was almost fully doubleglaz­ed and had stunning views from a myriad of vantage points,” says Erin Rush, of Harcourts, who marketed the property with Nigel Solomon.

A RENOVATED ASCOT Park home that was marketed to first-home buyers has been auctioned for $240,000 above its rateable value.

The property, at 470 Warspite Ave, had a rateable value of $335,000 and sold for $575,000.

“It was a delightful threebedro­om home that had been renovated from top to toe,” Gavin Faulke, of Harcourts, says.

The 80sqm house was built in the 1980s on a 576sqm section.

“It was an ideal starter package with a modern kitchen and bathroom,” Faulke says.

“It had been freshly repainted and had a great backyard for kids and pets.”

A VERSATILE WHITBY home has been auctioned for $215,000 above its rateable value.

The five-bedroom, threebathr­oom property, at 26 Navigation Dr, had a rateable value of $750,000 and sold for $965,000.

Built in the 2000s on a 1094sqm section, the 256sqm house suited a number of uses, Marty Ritchie and Micky Limmer, of Harcourts, say.

“It had a flexible and well thought out floor plan for accommodat­ing a granny, au pair or providing an additional income stream,” Ritchie says.

The living areas opened an immaculate, sheltered entertaini­ng area and flat lawn next to a reserve and there was a double-garage as well as off-street parking.

AN AOTEA HOME with water views and fantastic outdoor living has been auctioned for $150,000 above its rateable value.

The property, at 39 John Burke Dr, had a rateable value of $760,000 and sold for $910,000.

“It was an absolute winner,” says Micky Limmer, of Harcourts, who marketed the three-bedroom, two-bathroom house with Marty Ritchie.

The low-maintenanc­e 201sqm dwelling was built in the 2010s on a fenced 561sqm section and had a high stud, open-plan living, a formal lounge and underfloor heating.

A WAIKANAE HOME on a large, elevated section has been auctioned for $85,000 above its rateable value.

The property, at 41 Ngarara Rd, had a rateable value of $650,000 and sold for $735,000.

“It was a beautifull­y presented three-bedroom, two-bathroom home on an elevated and private quarter-acre in a very popular location close to the pools, school and Waikanae Park,” Ray Marshall, of Harcourts, says.

The 160sqm house was built in the 1980s on a 1012sqm section with double and single garages. 7 Bay Lair Grove sold for $960,000. 41 Ngarara Rd sold for $735,000. 39 John Burke Dr sold for $910,000.
