TENDERS CLOSE on April 17 for an exceptiona­l lifestyle business in Otaki that combines a historic villa with a commercial rose nursery and function centre.

The four-hectare Trinity Farm at 202 Waitohu Valley Rd includes a renovated 253-square metre homestead, 159 square metre wedding barn/conference venue, 21 square metre studio, 31 square metres of stables, and storage and potting sheds.

‘‘The house was first built in the 1890s, but has been extensivel­y renovated and extended in sympathy with the original era,’’ Sharon Vodanovich of Bayleys says.

Award-winning architect Ben Gilpin undertook the improvemen­ts to the weatherboa­rd-and-corrugated iron roof homestead, which has four bedrooms, a large bathroom with a claw-foot bath, shower cabinet, vanity and toilet, expansive open-plan living, separate utility room and laundry, and extensive outdoor entertaini­ng areas.

Gilpin also designed the insulated batten-and-board barn, which has a polished concrete floor, locally milled macrocarpa beams and large chandelier.

It also has a storage area and an office/ utility room with kitchenett­e and two toilets, one with a shower and disabled access.

The picturesqu­e grounds include the capillary-fed rose nursery, three paddocks (one with a pear orchard), a home orchard with figs, feijoa, apples, limes and persimmons, various trees (including beech and liquid amber), flat lawn, pond, large gardens, a spray-free potager, a pizza oven and a large, wood fireplace.
