Enchanting apartment living

-

TENDERS close on April 10 for a luxurious waterfront apartment with stunning views that will be released next week to the market.

The three-bedroom, three-bathroom residence at 501/22 Herd St, Te Aro, is on the original top level of the Post Office building that was turned into premium apartments in 2007.

The Chaffers Dock development stands out for not only its city and harbour views but also the open space around it, including Waitangi Park to the south.

The elegant, spacious lobby has just been refurbished while the landing between the lift and the front door of this 129-square metre apartment feels similarly palatial.

The first aspect that strikes you upon entering is the enchanting view that widens to a spectacular panorama as you move closer to the enclosed west-facing terrace off the living/dining area.

It serves as another room because it can be sealed off when the weather’s bad or opened up for outdoor living on a sunny day.

The apartment overlooks Te Papa, the inner harbour and the city but the view extends 180 degrees from north to south.

‘‘We weren’t convinced about apartment living but this view sold us on it,’’ the vendor says.

‘‘Now we’re converts and are very sad to be leaving. But we want to live closer to our twin grandchildren in the Coromandel.’’

The enclosed terrace can be accessed from not only the light-filled and open living/dining area with its high stud but also from two of the double-bedrooms: the main bedroom and a guest bedroom.

The former has two double-wardrobes with full-height doors and an opulent tiled ensuite with an open shower, vanity, toilet and underfloor heating.

The guest bedroom also has two double-wardrobes and its own ensuite while the main bathroom doubles as a semi-ensuite for the third bedroom.

It’s fully tiled, with a shower-over-deep bath, vanity, toilet and underfloor heating, while the third bedroom has built-in bookshelves and two doublewardrobes.

The well-appointed kitchen is openplan with the living/dining area and has stainless steel benchtops, underbench oven, five-burner gas hob, rangehood, dishwasher and French door refrigeratorfreezer. Other features include a spacious separate laundry, secure car park and storage locker.

‘‘This apartment offers an amazing waterfront lifestyle,’’ Kate Paterson of Just Paterson Real Estate says.

‘‘It’s a little oasis that’s in touch with the city and the harbour. It’s within walking distance of everything, is sunny and sheltered, has great storage for an apartment and can’t be built out from.’’

The apartment has a rateable value of $1.9 million.
