A WAIKANAE HOME whose owner required a quick sale has been tendered for more than $170,000 above its rateable value.

The property, at 234 Te Moana Rd, had a rateable value of $560,000 and sold for $730,550.

‘‘The vendor requested a quick sale, so it was right-to-sell-prior,’’ Nicola Fisher, of Bayleys, says.

‘‘As there was a huge amount of interest, the tender was brought forward and it sold to Wellington buyers.’’

The 210sqm house had a rusticated cedar exterior, three bedrooms and two bathrooms.

The property, at 9 Ahuriri St, had a rateable value of $650,000 and sold for $727,000.

Built in the 1960s, the 100sqm, three-bedroom dwelling had a renovated bathroom and was on a 733sqm section with a carport.

‘‘This predominan­tly state house area has seen a huge renaissanc­e in recent years,’’ Colin Rooney, of Bayleys, says.

‘‘With its excellent sunshine, well-built homes and proximity to the eastern beaches, it is a perfect family haven.’’
