ATRENTHAM HOME that combined convenienc­e and comfort has been auctioned for $220,000 above its rateable value.

The property, at 2 Resinosa St, had a 2016 rateable value of $470,000 and sold for $690,000.

‘‘It was a beautiful, single-level, brick-and-tile home in a prime Trentham/Heretaunga location,’’ says Lee-Anne Walker, of Harcourts, who marketed the three-bedroom house with Paul Hullett.

The 159-square metre dwelling was built in 2005 on a 525sqm section with an internal-access double-garage and off-street parking.

‘‘It offered a lot of convenienc­e, quality and comfort,’’ Walker says.

Features included doubleglaz­ing, a heat pump, a gas fireplace, a modern kitchen with open-plan living/dining, and proximity to schools, public transport and Silverstre­am Village.

A NEW WAINUIOMAT­A home with three bedrooms and a single garage has been sold for $81,000 above its rateable value.

The property, at 21 Henrietta Maxwell Gr, had a rateable value of $450,000 and sold for $631,000.

Janet Liu, of Bayleys, says it was one of 28 new homes in a popular eco-friendly subdivisio­n with double-glazing, full insulation, solar power, radiator heating, LED lighting, and a rainwater tank.

The 148sqm dwelling was on a 422sqm section with views of the surroundin­g hills.

A PAPAKOWHAI home that stood out for its space, privacy and character has been auctioned for $70,000 above its rateable value.

The property, at 5 Kinnel Gr, had a rateable value of $590,000 and sold for $660,000.

Marty Ritchie and Micky Limmer, of Harcourts, say the 190sqm house had three double-bedrooms, two bathrooms, openplan living with a woodburner, new carpet, water views and potential to add value.

It was built in the 1980s on a 556sqm section close to schools, kindergart­en and the lagoon.

A BERHAMPORE home that needed renovating has been auctioned for $90,000 above its rateable value.

The property, at 68 Russell Tce, had a rateable value of $610,000 and sold for $700,000.

‘‘It was crying out for a makeover,’’ Shelley Venning, of Harcourts, says.

The 140sqm dwelling was built in the 1900s and retained many of its original features, including floorboard­s and bay windows.

‘‘There was lots of character to accentuate,’’ Venning says.

The four-bedroom house was on a 329sqm section with a sunny, private courtyard.

A WAIKANAE HOME with ocean and Kapiti Island views has been auctioned for $19,000 above its rateable value.

The four-bedroom property, at 43 Kotare St, had a rateable value of $520,000 and sold for $539,000.

‘‘It had stunning views and attracted multiple bidders to realise a good result,’’ Andrea Corrigan, of Bayleys, says.

The 190sqm, three-storey dwelling had been extended since it was built on a 1104sqm section in the 1960s.
