Thorndon home fetches $1m-plus
A MODERNISED, well-maintained character home in Thorndon has been auctioned for $90,000 above its rateable value.
The property, at 360 Tinakori Rd, had a rateable value of $990,000 and sold for $1.08 million.
Erin Rush and Nigel Solomon, of Harcourts, marketed it as a ‘‘classic Thorndon villa’’ with a contemporary kitchen and dining area, large formal lounge with bay window, central heating and sunny courtyard garden.
The insulated 110-square metre dwelling dated to the late 1880s and was on a 210sqm section with a double-garage.

A HOME-AND-INCOME property with potential in Karori has been auctioned for $65,000 above its rateable value.
The property, at 160 Parkvale Rd, had a rateable value of $690,000 and sold for $755,000.
‘‘It was a solid 60s home with an income that needed a little bit of smartening up to reap plenty of rewards,’’ Jane Park, of Harcourts, says.
The 140sqm house had three bedrooms and a separate downstairs flat on a 572sqm section with decking and garden in a quiet street.
‘‘It was a fantastic opportunity for first-time buyers and savvy investors,’’ Park says.

A TE ARO apartment ideal for firsttime buyers or investors has been sold fully furnished for around its buyer guide of $355,000.
The two-bedroom residence, at 811/74 Taranaki St, was in the SoHo complex with its on-site gym, swimming pool and sauna facilities.

TWO TE HORO Beach sections with mountain and sea views have been sold for significantly more than their rateable values.
The sections, at 21 and 27 Mahurenga Lane, had respective rateable values of $250,000 and $315,000.
‘‘They were the last two sections available in the prestigious Pukenamu development of Te Horo Beach Estate,’’ says Grant Robertson, of First National Otaki, who marketed them with Derek Kelly.
‘‘They were just off beachfront with views to Kapiti Island and the Tararua range.’’

AN IMMACULATE Palmerston North townhouse has been auctioned for $132,000 above its rateable value.
The Cloverlea property, at 50 Raglan Ave, had a rateable value of $260,000 and sold for $392,000.
‘‘It was a super cute home with a quarter share of a 1394-square metre section,’’ says Richard Jensen, of Harcourts, who marketed the sunny, stand-alone dwelling with Carole Hoffman.
It was built in the 1980s and had two double-bedrooms, a modern kitchen, open-plan living, internalaccess garage and outdoor flow to a small patio.
