Mid-century Wadestown home gets sympathetic makeover
AREFURBISHED mid-century character home in Wadestown has been auctioned for $112,500 above its rateable value.
The property, at 85 Mairangi Rd, had a rateable value of $760,000 and sold for $872,500.
Erin Rush and Nigel Solomon, of Harcourts, say the three-bedroom house had been insulated and sympathetically modernised with an open-plan kitchen, stylish bathroom, and contemporary living and dining.
But it retained many of its original features, including timber floors, elegant picture windows, clever shelving and solid construction.
The 140-square metre dwelling was built in the 1960s on a leafy 854sqm section and included a sunroom and heat pump.

A NEWTOWN VILLA ready for renovation or refurbishment has been auctioned for $132,500 above its rateable value.
The property, at 35 Normanby St, had a rateable value of $730,000 and sold for $832,500.
Built in the 1900s, the 90sqm dwelling was on a flat 202sqm section with a fenced, sunny garden.
It had two double-bedrooms, a spacious lounge, and an open-plan kitchen and dining area.

A CAMBORNE HOME with a large deck and rural views has been auctioned for $115,000 above its rateable value.
The property, at 48 Mo St, had a rateable value of $880,000 and sold for $955,000.
“It was a near-new home with all-day sun and views for miles,” Annemarie Janssen, of Harcourts, says.
The 201sqm weatherboard dwelling was on a 707sqm section with three bedrooms, two bathrooms, a carpeted doublegarage, off-street parking and a large deck.
“It suited either a young family or downsizers looking for singlelevel, low-maintenance living,” Janssen says.

AN IMMACULATE executive home in Tawa has been auctioned for $50,000 above its rateable value.
The property, at 28 Kilkelly Close, had a rateable value of $950,000 and sold for $1 million.
“It was a magnificent executive single-level home on a 633-square metre section in a fantastic, private cul-de-sac location,” says Marty Ritchie, of Harcourts, who marketed the 229sqm doubleglazed dwelling with Adriana Watson.
“It was beautifully presented with four bedrooms, a stunning kitchen, separate lounge.”

A MODERN Te Horo Beach home on a 944sqm section within a short walk of the beach has been sold for nearly 50 percent above its rateable value of $380,000.
The 86sqm house, at 5 Brendan Dr, was built in 2007 in a quiet street.
It had two bedrooms and sunny living areas that opened to decks and lawn.
“It was a small but wellproportioned house on a full section,” says Grant Robertson, of First National Otaki, who marketed it with Derek Kelly.

The two-bedroom house, at 78 Hine Rd, was on an 809sqm section surrounded by native bush with a private deck and garden, garage and off-street parking.
“Multiple offers were received for this much-loved home following a successful two-week deadline sale campaign with two weekend open homes and two twilight open homes,” says Paul Butcher, of Team Butcher Professionals, who marketed the 103sqm 1960s dwelling with Richard Sinnott.
