Al fresco coastal living

-

A sunny family home with fantastic sea views and the ultimate in easy-care indoor-outdoor living is for sale in Plimmerton.

The four-bedroom house, at 113A Motuhara Rd, offers a spacious, low-maintenance al fresco lifestyle within a few minutes’ walk of the waterfront and Plimmerton Boating Club.

Plimmerton, a suburb of Porirua City, is about 25 minutes’ drive from the Wellington CBD and has a wonderful feel with cafe options, local shops and a decile-10 school.

Built in the 1980s, the house has a roughcast exterior with a tile roof and includes four double bedrooms, two bathrooms, a huge rumpus room and an internal double garage with a workbench and storage space.

There’s also ample off-street parking on a section that is set well back from the road, down a leafy driveway to a sunny and private setting views.

The 340sqm, two-storey house overlooks Karehana Bay, with Mana Island as the centrepiece of a blue-water panorama that stretches from Titahi Bay to Hongoeka and, on a clear day, with breathtaking even as far as the South Island.

The front door opens into an airy entry foyer with a guest powder room with a separate toilet to the right and the main bedroom to the left.

It’s on a split level with a walk-in wardrobe, an ensuite with a shower and separate toilet, and its own private terrace that steps down to a large al fresco patio off the formal dining room and lounge.

The lounge has a rimupanelled ceiling and an open fireplace with a raised tile hearth, and adjoins a formal dining area.

All of these rooms boast magnificent views, as does the open-plan family/dining area and granite kitchen.

The family area opens to a wraparound deck overlooking the Plimmerton Boating Club and allows easy access from the entertainers’ kitchen for al fresco dining.

Kitchen chattels include two Miele ovens, an induction hob, a rangehood, a dishwasher and a plumbed-in Bosch refrigeratorfreezer.

There’s also a separate laundry on this level, along with internal access from the garage.

Timber stairs with wroughtiron railings descend to the bedroom wing, with three doublebedrooms with built-in storage, a bathroom with a shower-over-bath, another separate toilet and a large rumpus or games room. This recreation space includes a built-in bar and opens to another deck for indoor-outdoor living.

It’s set up for home entertainment but also would suit running a business from home.

‘‘This is one of the best positions that I have ever seen,’’ Gavin Faulke, of Harcourts, says, ‘‘The house would suit any large family or a couple, as the master bedroom and living spaces are all on the first level.’’
