Versatile Te Horo showcase with vast views

-

Just in time for summer — a rare chance for connoisseurs of prime coastal living to buy a spacious beachside sanctuary in the heart of Te Horo Beach.

The dress-circle property, at 2-4 Kitchener St, is on a corner double-section with a combined land area of 1748 square metres.

So there’s more than enough space for both the 290sqm house, which has four-to-five bedrooms and three bathrooms, and a 60sqm workshop/sleep-out dubbed ‘‘The Boathouse’’.

The views from this vantage point are just as special, stretching over a park and reserve to the ocean and Kapiti Island, while the extensive decking, native plantings and flat lawn front and back are perfect for outdoor family living or entertaining friends over summer.

The two-storey house, at 2 Kitchener St, was built in the 1980s, has a timber-clad exterior and pressed metal roof, and includes an internal doublegarage.

The front door opens off a covered entrance into a foyer, with the open plan living/dining room and kitchen to the left and a study or spare bedroom to the right.

The living/dining room has exposed timber beams, a woodburner and a sliding door to an alfresco terrace that steps out to lawn and garden.

Exposed beams and rafters also distinguish the wellappointed kitchen, which has an electric range with a gas cooktop, rangehood, under-sink instant hot water, dishwasher, plumbed-in refrigerator-freezer, waterfall bench top, breakfast bar island and extensive storage.

Also in this wing are a separate laundry and the first of the bathrooms (shower, vanity, toilet).

Upstairs offers the flexibility of four double-bedrooms or three and a second living room.

The exceptionally spacious main bedroom combines spectacular views, a walk-in wardrobe with lockable storage and a large ensuite with a clawfoot bath, shower cabinet, vanity and toilet.

The other bedrooms, including the optional living room, open to three decks (the biggest of which faces west for twilight dining), while the family bathroom has a shower, vanity and toilet.

The boathouse, at 4 Kitchener St, also has its own large deck. It extends off the upstairs sleep-out while the excellent workshop is downstairs.

Other features include fibre to both the house and boathouse, a monitored alarm, 300-litre mains pressure water, soak-pits for stormwater, a pump house and a bore with a filtered water system.

There’s also the convenience of dual access off Kitchener St and Rodney Ave.

‘‘This is an extraordinary home if sun, space, privacy and panoramic views are paramount,’’ Derek Kelly, of Kelly & Co Realty, says.

‘‘It’s very well kept and

enjoys a privileged, picturesque setting in one of Te Horo Beach’s best locations.

‘‘It’s also remarkably versatile, with at least two living areas and multiple outdoor living/entertaining areas, so even the largest families can enjoy their own space and there’s plenty of room to accommodate the guests who will never want to leave.’’
