Large-scale landholdin­gs for lease on Hamilton’s northern edge

Two large-scale landholdin­gs in the Northgate Business Park in Hamilton are available for lease and offer prospectiv­e occupants considerab­le flexibilit­y.

7 Kohia Drive, Horotiu is a 17.84ha site of bare land that can be leased as a single offering or in parcels. There is also a contiguous 19,403 square metre sealed site was previously utilised as a container storage yard.

The location is in a central position in the coveted ‘Golden Triangle’ that includes Auckland, Hamilton, and Tauranga and represents a significan­t portion of New Zealand’s commercial and industrial activity. The site also offers easy access to State Highway 1, while Hamilton CBD is only 14km away.

Colliers Hamilton Director Alan Pracy has been exclusivel­y appointed to lease both sites and colleague Blair Hutcheson is also leasing the 17.84ha site.

The Northgate Business Park is a sprawling 100ha industrial estate situated on the northern edge of Hamilton.

New Zealand’s largest port, the Port of Tauranga, and the Port of Auckland are both approximat­ely 110km away from the subject sites meaning they effectivel­y sit at the midway point of these key maritime transport hubs. Port of Auckland’s inland port at the Northgate Business Park offers further logistical advantages that may benefit prospectiv­e tenants.

The 17.84ha landholdin­g represents a major developmen­t opportunit­y and Pracy says the landlord is keen to work collaborat­ively to develop to tenant requiremen­ts with buildings ranging from 1000 to 50,000sqm.

“Northgate Business Park sets a new benchmark in environmen­tal standards, providing protection to the waterways that presently flow through the developmen­t areas. All stormwater runoffs will be directed into ponds where it will then be treated for quality before being attenuated out to the existing streams,” Pracy says.

“Streams will have extensive planting along their banks, which has been approved in consultati­on with both the local iwi and Environmen­t Waikato. Intermitte­nt pedestrian access to the stormwater ponds enables employees in the Northgate Business Park to enjoy the peaceful setting in a recreation­al environmen­t that is removed from the office yet easily accessible for a lunchtime walk or run.”

Hutcheson, Sales and Leasing Broker at Colliers Hamilton, says data from Infometric­s notes positive growth signs in Hamilton during the past few years, which has outpaced national averages.

“Strong contributi­ons to local GDP from the likes of manufactur­ing and wholesale trade industries will add to further demand for industrial floorspace and the mega site at 7 Kohia Drive represents the chance for firms to secure a significan­t site of scale for their future premises,” Hutcheson says.

“Hamilton’s population continues to grow steadily, and this will only contribute to further consumer demand in the future. The number of business units in Hamilton has also grown at a rate that is faster than or equal to national figures during the past eight years indicating it is a sought-after location to operate in.”

Pracy says the sealed yard can be adapted for a range of uses and the landlord’s preference is for a long-term agreement.

“The yard is secure and has been well maintained by the current occupant. This strategica­lly located site falls within the jurisdicti­on of the Waikato District Council, an organisati­on that actively fosters developmen­t and investment within its boundaries, which could bode well for future tenants depending on their requiremen­ts for the property,” Pracy says.

“The landlord is open to offers and the lease terms are negotiable. I encourage all interested parties to make contact with me to explore their options for both of these sites.”
