Phil Overend rejoins CBRE in Christchurch
Phil Overend has rejoined CBRE’s Christchurch office as director in its consulting services team, following two years with a big four accountancy firm.
Phil has more than 20 years’ experience in the construction and property industries, bringing significant expertise in purchase price and construction cost allocation, technical due diligence, financial analysis and project management.
He rejoins CBRE at a time when its consulting services team, which covers building consultancy, tax depreciation and ESG, is actively assisting clients in areas that are affected by recent and upcoming legislative changes, said Tim Rookes, managing director of CBRE Christchurch.
“We are delighted to have Phil back in our team, at a pivotal time when our clients are navigating regulatory changes that will impact their property holdings. His expertise will be a great asset to our clients as they look to adapt their investment strategies and optimise returns.”
One highly topical area is the somewhat controversial removal of tax depreciation deductions on commercial buildings, Overend said.
“Changes to building depreciation rules strongly highlight the importance to commercial property owners of fully separating out the fit out of their buildings, which remains depreciable and usually forms the bulk of annual deductions.
“CBRE’s well-established approach in maximising property investors’ positions, while remaining compliant with legislative rules, is a key advantage our team provides.”
The government has also signalled its intention to widen the scope of mandatory energy ratings for commercial buildings. Phil has significant experience in recommending building energy efficiency improvements and will be assisting clients in this area. He also offers clients technical due diligence expertise, premises condition reports and make good advice. Phil is qualified as a Chartered Building Surveyor and New Zealand Institute Quantity Surveyor and is also an accredited Energy Assessor.
