Executive Windsor townhouse

-

A home that won the Registered Master Builders GOLD Award in the 2012 House of the Year Southern Region for excellence in workmanship, creativity, and innovation has been enjoyed by its present owner, Glenda Murch, for 11 years.

She loves the peace and the feeling of calm that washes over her everytime she drives up her driveway and it is easy to see why.

Comfortable and stylish with a beautiful garden setting and a warm and cosy interior, it is obvious from the outset that 70A Sydney St is a well designed modern home.

Inspiration to purchase a new home struck quite by accident whilst Glenda was out walking one day and a notice that the property was for sale caught her eye.

‘‘I looked down the drive and I could see the tops of the neighbours beautiful trees and further away the huge trees in Queens park. Then I noticed a new home was being built at the top of the drive so I wandered down the drive and took a closer look.’’

Glenda’s attraction to the property was immediate, she contacted the agent and purchased the partially-built home.

‘‘It took a little while for the house to be completed, but it was well worth the wait.’’

Situated on an established, low maintenance 520m2 section, the home has a floorplan of 171m2 that includes three bedrooms, two bathrooms and a double internal access garage - a garage that Glenda says has enough room for her car and to work on any outside projects.

The kitchen is the hub of the home and boasts polished granite benches, including a breakfast bar that extends out into the living area. It is not only useful for food preparation, but for crafts, including dressmaking, cutting out patterns etc.

There is plenty of drawers, a pantry that has extendable drawers, eye-level double oven and a gas hob.

An office, located off the kitchen is another handy addition, particularly convenient for those working from home.

Living is open plan with all windows adorned with quality window furnishings, including Luxaflex and honeycomb blinds and drapes.

Heating is by way of two heat pumps, one wall-mounted in the living room and another in the hallway, ensuring all occupants are kept comfortable no matter what the weather outside.

The home also has a Cyclovac vacuum system with three suction inlets, two smoke alarms and a security system.

Set to the north, the home enjoys plenty of natural sunlight throughout the day, with Glenda saying she enjoys sitting out on the patio on a sunny day, reading a book or having a casual meal or drinks.

She also loves sitting in her La-z-boy looking out the window to the north and west where the trees move gently in the breeze, birds flutter on the patio, bath in the water bath or whistle their merry little tunes.

‘‘The garden is an area that I really appreciate, not only for the colour it provides, but for the comfort and relaxation it gives.

‘‘During the winter I happily accept that that the garden is tucked up for the winter and is resting. Then spring arrives and up pops little leaves and buds for spring flowers and trees along with the birds in their full glory.’’

Up the hallway, the main bathroom has a warm luxurious feel about it. It has a bath, vanity, shower, extractor fan, heated floor, a small wall heater, and gas hot water.

The three bedrooms are all doubles, and the master has an en suite with a shower, heated floor, vanity, small wall heater, extractor fan and heated towel rail. The floor is non-slip tiled.

What makes the master bedroom really special, however, is that it has double doors opening to the north. Not only can occupants make a hasty exit from the home should they need to during the night, but they encourage the outdoors inside on warmer days.

Glenda says her favourite area of the home is the living.

‘‘I can view my garden to the north and west, through the large windows in this area. It is large enough to accommodate all my family at one time and I am able to chat to them while cooking a meal and enjoying their visits.’’

Securely fenced and built with permanent materials, 70A Sydney St is both secure and low maintenance ensuring new owners little concern for the coming years. The home and property would be a great option for a working or retired couple with very little work required for either the interior or exterior anytime soon.

Ideally located within walking distance of the Windsor

shopping Centre, this property is well worth inspection
