Is this one of Westmere's last waterfront sections?

This section for sale at 69 West End Road with its own boat-ramp and two moorings is a rare piece of blank ground in Coxs Bay.

This enviable slice of land on the corner of Coxs Bay might just be one of the area's last blank waterfront sections.

Coming on to the market a few days ago, the 1092 square metre section, which almost looks to be a continuati­on of the Coxs Bay Reserve, has the Waitematā harbour on two boundaries.

“The really good thing is that the section is around 1000 square metres,” listing agent Cristina Casares, of Bayleys Real Estate Ponsonby, says, “but it also has the reserve as a front, which in a way, is like an extension to your backyard.

“It is a really nice, big section on the water, with your own access to the water.”

A covetable, north-facing patch that will surely appeal to mariners, the section comes with its own boat ramp and two moorings.

Plans for a “beautiful” contempora­ry home for the site have been drawn by architect David Ponting, and consented by council, should the buyer wish to use them.

“The really nice thing as well is that it’s flat. You're not on top of the cliff or anything, so it's quite nice. It has an easy indoor-outdoor flow to the outside, and a continuati­on to the water,” says Casares.

“Every single room in the house has views, except for the laundry.”

Due to the section's proximity to the water, as part of the building process, the sea wall on the property is also required to be rebuilt to

“around a metre higher than it is now”.

Owned by a local company, the land was once part and parcel of the property next door, where two new townhouses now stand.

The original house was removed, the land subdivided, and this enviable seaside sliver is what remains to be snapped up and no doubt, have something luxurious built in place.

Already receiving “quite a bit” of interest, including from overseas, Casares thinks that the property is likely to appeal to families, sailing-lovers, or anyone who wants to build a large, luxury home.

How much this idyllic little slice will finally go for is anyone’s guess. Casares is right that there’s “not a lot that’s comparable” in the market. However, with an RV of $4.6million for the land alone, whoever is going to take up ownership of will have to have serious money to spend.

69 West End Road is on the market via deadline sale, with a set date of May 2.
