Cambridge’s latest estate looks to the future with inspired living

By definition, Cambridge’s new developmen­t – Bridleways Estate– evokes the innate associatio­n this township has with horses and nature. It culminates the vision of local developer 3MS with the architectu­ral nous and landscape expertise of hand-picked partners. Bridleways looks back to the past to acknowledg­e this estate’s origins, while looking forward to the future and a new way of community living.

Cambridge Road was the main road in and out of the town as SH1 passed through from east to west. Much quieter now, thanks to the expressway, it is still a convenient link between Cambridge and Hamilton. Bridleways Estate is a stone’s throw from the Velodrome and St Peter’s School.

The vision was to create a community that embraced history and contempora­ry quality. It goes back to the village concept where neighbourh­oods and people interact; living and playing in a friendly community with a school, shops plus a distinctiv­e playground and nature settings.

Bridleways Estate will adhere to stronger design guidelines. Homes will be warmer, drier and more energy/water efficient. This is based on the Government’s future building code changes – destined to be implemente­d post 2025. 3MS always intended that this estate would future proof the investment of its initial purchasers.

They also establishe­d two options. Either choose one of the building partners for a house and land package, or work with LAD Architectu­re on a design and build. This option will enable buyers to have their own bespoke home and also choice of builder – while still adhering to the estate’s design guidelines. In both instances, all housing will showcase the best in design innovation – materials of nature, colours of the seasons and landscapes that honour nature.

Bridleways’ building partners are Signature Homes, Langsford & Ogle, Davies Homes and G.J Gardner Homes.

Keeping within the estate’s vision, but with their own individual style, the house and land packages have been designed with specific orientatio­ns. Landscapes will also be controlled through strong guidelines. The aim is for continuity with individual­ity; aesthetic appeal with desirable living.

Underpinni­ng this will be the Bridleways Estate Destinatio­n Park – by definition, a green space that will showcase innovative playground equipment, BBQ areas and nature pockets where residents can come together and hang out. Dedicated walking and cycle paths will flow throughout the estate and connect with a new commercial hub and primary school set to be a part of Bridleways.
