Work starts on luxury high-rise with river views

Constructi­on is underway on an eight-storey high rise building in Hamilton East that promises some of the best river views in the city.

Named One Cook St, the mixed-use developmen­t will be Hamilton East’s tallest building and boast six apartments and three luxury penthouses spread over three levels.

The complex will also consist of two levels of basement parking, three levels of commercial space including a restaurant with a large patio overlookin­g the Waikato River.

The open plan living apartments would likely sell between $2.4 and $2.7 million, with the living space opening onto a sheltered deck while the master bedroom will feature an en suite and “generous” wardrobe space.

Each apartment will have three bedrooms and the master bedroom will feature an ensuite and generous wardrobe space.

Expansive sheltered decks offer protection from prevailing winds while capturing some of the best views of the Waikato river and the city lights of Hamilton.

There is a seamless indoor-outdoor flow with ample room to entertain.

The west-end developmen­t was first revealed in 2021 by Black and Orange Property, with constructi­on expected to begin in 2023.

However, that timeline was pushed back to allow the developers to focus on a project in Tauranga, says Lodge real estate agent James Walsh.

Constructi­on had started just now with groundwork getting underway, Walsh said.

“I think they’re going be doing that for the next three to four months and then it’s probably looking at about a two year build.”

The “high-end” apartments will feature floor-to-ceiling glazing and over-height ceilings as well as quality fixtures and fittings, with river views over Anzac Parade and “out west as well”.

“They’ll have a really good aspect looking down the river.”

Walsh said the apartments were not being openly marketed at the moment after being withdrawn midway through last year but he expected them to return to the market “mid this year”.

However two of the six apartments had received offers this year, Walsh said, and Black and Orange already had buyers lined up for the penthouses.

The complex will join a number of up-coming and completed developmen­ts in Hamilton East, including a 27-apartment complex planned for the corner of Anzac Parade, Memorial Drive and Puutikitik­i Street.

On Grey St, Stark Property’s stylish urban market Made opened in November. The indoor market and retail precinct which stretches over two levels and includes vendors selling sweet treats, fine and casual dining, clothing and cosmetics, drinks, karaoke, designer goods, and massage.

Further along the same street Stark’s Hills Village developmen­t includes a three-level commercial building on the ex-service station site. Hills Village also consists of 19 apartments and penthouses, 11 terraced apartments as well as 10 flats in what is called Anzac Apartments.

And just up the way from One Cook St sits the site of the now demolished Eastside Tavern where current owner Wise Group intends to build a youth centre.

Walsh said many of the would-buyers are those looking to make a lifestyle change.

“It seems to be the case the people who are inquiring want a bit more of a low maintenanc­e property or something, they are moving into town.

“They maybe don’t have kids any more... that’s the type of interest we’ve mainly been getting.”
