Prime development site in fast growing Pukekohe

-

A prominently positioned development site for sale in central Pukekohe offers buyers the opportunity to secure a prime site in a fast-growing area for their next development.

Situated in the commercial precinct of Pukekohe, this site has enticing development potential. Pukekohe is set for considerable growth with Auckland Council estimating the population will grow by 50,000 people over the next 20 years.

174-182 Manukau Road and 1 Svendsen Road, Pukekohe is held in three separate freehold titles but is being sold as a singular site that spans approximately 4,091sqm. The property is zoned Business – Light Industry Zone under the Auckland Unitary Plan.

The site has more than 140m of street frontage and provides multiple access point opportunities, enhancing the future convenience of the site for prospective occupants.

Manukau Road is seen as a major growth corridor with good transport access and high exposure to passing traffic, providing this site with vast visibility.

Colliers Brokers Tony Marsh, Matthew Barnes, and Joshua Franklin have been appointed on behalf of Eke Panuku Auckland to market the site for sale and are taking expressions of interest with the deadline closing at 4pm on Wednesday 20 March, unless sold prior.

As Auckland Council’s urban regeneration agency, Eke Panuku are seeking a development partnership with a prospective purchaser who is keen to maximise the potential of this site.

The strategic location of the site means the Pukekohe train and bus station is less than 1km away, while State Highway 22 is 3km away.

Marsh, Investment Sales Broker at Colliers, says continued infrastructure investment in Pukekohe has contributed to the attractiveness of the area that is home to several significant housing developments.

“With public and privately funded infrastructure projects taking shape, such as the improvement of the roading network and the ongoing work to electrify the train line, Pukekohe is becoming a more accessible and attractive destination for people to live,” Marsh says.

“A concept plan for developing the Pukekohe Market Precinct was approved late last year and has the full support of the Franklin Local Board. This work will involve making the town centre more walkable, while enhancing Roulston Street and Devon Lane to provide a flexible space for markets and events.”

This announcement follows the endorsement of Eke Panuku Development Auckland’s Unlock Pukekohe Supporting Masterplan by the Franklin Local Board.

The masterplan provides guidance for council-led development that will maintain Pukekohe’s existing character and heritage, while adding vibrancy through projects that enhance accessibility.

Barnes, Director of Investment Sales at Colliers, says the commercial precinct of Pukekohe contains some of New Zealand’s most well-known shopping destinations. “The subject site sits adjacent to a Countdown supermarket and the Pukekohe Mega Centre, meaning there are a range of amenities nearby.”

Franklin, Director of Industrial at Colliers, says the Business – Light Industry zoning of the property means there will be considerable flexibility for the successful purchaser.

“The zone anticipates industrial activities that do not generate objectionable odour, dust, or noise. This includes manufacturing, production, logistics, storage, transport, and distribution activities,” Franklin says.
