Floor of historic Landmark on market

-

Ray White City Realty is offering for sale the fifth level of an historic Art Deco building within the Auckland CBD.

The 471sq m floor is in nine- storey Landmark House, at 187 Queen St.

This building has been extensively refurbished and seismically strengthened, with agent Lisa Zhang describing it as, “classic, contemporary and collectable”.

Zhang points out that the space the comes with vacant possession, a freehold strata office title and an asking price of $ 1,850,000.

Rates and Body Corp fees are $ 14,364.28 and $ 46,548.13 per annum respectively.

“No expense was spared when this building was built and refurbished, so inspection will not disappoint,” Zhang says. “The vendor has other development plans, so he decided he must sell.

“This has created a unique opportunity for a prospective purchaser — whether owner- occupier or savvy investor — wishing to buy in the city centre.”

Landmark House was designed by Bartley and Wade Architects and completed in 1930.

It was once the tallest building in Auckland and the Flagship head office for the Auckland Electric Power Board.

The turret was electrically lit at night — a first at that time, to promote the burgeoning domestic electricity industry.

The nine- level tower is now designated Historic Places Trust category 1.

As well as the unique Art Deco styling and modern refurbishment the floor for sale has several key recommendations, says Zhang.

“It i s absolute heart of the city, very close to Shortland St, the District Court and public transport.

“There’s central air- conditioning, a kitchenette, swipe- card security and two adjacent car- park buildings.

“The existing open- plan and partitioned office areas offer a very flexible layout, says Zhang.

“It’s one which could easily accommodate up to three separate tenancies.”
