North Shore units suit business, investment

-

Similar- sized North Shore commercial units — one at Albany and the other at Beach Haven — are to be sold at auction, at Takapuna on December 7.

The two properties are Unit D, 13 Ride Way, Rosedale, and Unit K, 318 Beach Haven Rd, Birkdale.

Both t wo- level concrete structures, dating from the 1980s — with their own small parking areas outside — they are being sold by Barfoot and Thompson commercial sales agent Paul Vermaak.

Ride Way

Unit D, 13 Ride Way, is a property of about 175sq m, standing within the North Shore’s sought after Rosedale light industrial node, says Vermaak.

The stratum freehold property comprises a warehouse or workshop area with motorised roller door access at ground level and an openplan showroom/ office area upstairs. It i s one of six attractive concrete units, with steel longrun roofing, which appear to have been constructed in about the 1980s.

“The current lease terminates next year, on April 22, so this unit will soon be available for a new tenant or to run a business from.

“The building has a significant rental upside, and the flexible options will be attractive to investors or owner- occupiers,” he says.

Vermaak says the location delivers easy access to North Shore suburbs and arterials.

“There are three open carparks, a strong demand for business activities in the area, with near neighbours including Courier Post, Steel and Tube, NZ Post and Albany Fire Station.”

The property i s on the western side of Ride way, a crescent off William Pickering Drive.”

The Auckland Council Valuation for the land i s $ 235,000 and $ 305,000 for the improvement, so a total of $ 540,000. At present the net rent is set at $ 22,838 per annum and annual rates are $ 3407. The zone is business light industrial, which — subject to consenting — allows for a wide variety of uses, including manufac- turing, production, logistics, storage, transport and distribution.

Beach Haven Rd

Unit K, 318 Beach Haven Rd, is a property of about 198sq m with four open carparks. It has a warehouse/ factory at ground level with a offices on the mezzanine above.

Vermaak says the unit is within a stratum freehold property on its own title. Net annual rent is $ 21,625 pa, with the current lease expiring on November 30, 2019.

He says the property is in a tightly held area, where there is a shortage of stock of similar quality.

“This unit, which is also thought to date from the 1980s, is located on the northern side of Beach Haven Rd, with immediate access on to the busy Beach Haven- Glenfield route.”

According to Auckland Council the land value is set at $ 92,000 and the building at $ 263,000, providing a rating value of $ 355,000. Annual rates are set at $ 2395.

“Now tenanted by an automotive business, this property i s within a complex that is well- maintained and managed, with a security gate which i s closed after hours and on weekends, with keypad access for individual units.”

The property is in the BusinessLight Industrial Zone, providing ( subject to consent) for similar activities to the first property.
