The Richmond developmen­t introduces plenty of new housing options, writes Sandra Goodwin

There’s “something old and something new” in Richmond 6, the newly released second stage of Mt Wellington developmen­t, Richmond. While it continues the emphasis on shared green spaces and a sense of community, it includes some formats of homes the developers are offering for the first time, based on a greater understand­ing of buyers, having sold down their first stage.

The managing director of Wilshire Group, Leo Li, says: “We are excited that for the first time we are presenting one- and two-bedroom apartments.

“There are single-level, low-maintenanc­e, onebedroom apartments as well as some split-level two-bedroom apartments, which give their owners terrace-style living that takes advantage of the height to maximise views and sun.

“We also have a wide range of terrace styles that give purchasers a choice of benefits — including things such as a kitchen with scullery, internal garaging, direct park access and additional storage for a workshop.”

This new release of dwellings already well under constructi­on and available to buy off the plans is named Richmond 6. However, it’s actually only the second stage of the developmen­t that started constructi­on in 2016, with its “6” referring to the precinct of the developmen­t.

The developmen­t will eventually comprise 600 to 700 homes peppered with multiple communal green spaces for residents. This newly offered stage of Richmond, named for nearby volcanic mountain Mt Richmond, offers 68 new residences.

The inclusion of apartments is something new, answering demand heard when Wilshire were marketing Stage One. They may appeal to smaller households or more price-conscious buyers, with one-bedroom apartments including one car park starting at $585,000.

Richmond 6 includes 21 apartments with decks across two two-storey blocks, comprised of seven one-bedroom apartments and 14 two-bedroom apartments.

The rest are 47 two or three-bedroom terrace houses of differing formats, all with their own patch of land.

Richmond 6 will also deliver another shared pocket park and a community cardio/weights room, with more community amenities planned for future stages.

Leo says: “A linear park features in Richmond 6, filled with native and fruiting trees as well as a mix of native grasses, shrubs and herbs. Fruiting trees and herbs continue to be a theme throughout Richmond, designed to encourage sharing between the community.”

He says: “The gym will be a cardio room designed for residents’ use only and owned by the residents’ associatio­n.”

In Richmond 6 all terraces have parking for two cars. Depending on the style of home this may be internal garaging or on-grade parking. All the apartments get a car park behind the apartment building, with the option to buy a second, covered carport available.

Leo has enjoyed seeing residents already living at Richmond establishi­ng the Richmond community.

“People are friendly, kids meet up and play outside, they watch out for each other and are committed to making Richmond an amazing place to live.

“Our residents’ associatio­n has amazing plans to further bring the community together, recently hosting a Saturday coffee and home baking morning in the park, organising dog off-leash time on a Sunday afternoon, and looking forward to summer when they plan to host a few movie evenings.”

Richmond 6 sold 11 homes in the first two weeks of marketing, with all its four-bedroom terrace houses already sold out and only three Richmond 1 homes available.

Leo says framing will be going up on all Richmond 6 blocks by the end of the month.

Colour items such as carpet are about to be locked down so buyers wanting to customise colour choices should move quickly.

All Richmond 6 homes will be completed by Quarter 4, 2019. Richmond 6, Tahuhu Rd, Mt Wellington will be completed by Q4, 2019 and will feature apartments along with terraced houses.

D: 3-bd, 2-bth terrace house, 128sq m on 115sq m land, from $885,000. Includes 2 car parks.

E: 3-bd, 2-bth terrace house, 153sq m on 92sq m land, from $825,000. Includes 1 internal garage and 1 car park.

F: 3-bd, 3-bth terrace house, 158sq m on 68sq m land, from $880,000. Includes 1 internal garage and 1 car park.

G: Sold out.

RESIDENTS’ ASSOCIATIO­N: Levies of between $850 and $1100 a year.
