Two management rights businesses for sale
Brokers say a management rights accommodation business offers the opportunity to run an accommodation complex in the Coromandel Peninsula’s, “jewel in the crown destination”, Whitianga.
Christopher Brown & Associates Ltd motel & business broker Darcy Snowden says the accommodation complex — at 8 The Esplanade — operates in a coastal setting, with marine views and atmosphere.
“The estuary is across the road from the complex and there’s the ever-present possibility of seeing orca on the hunt for their next meal,” he says.
The management rights business, with an asking price of $920,000 — is based on the Esplanade’s 18 units. These are owned by investors, rented out to tourists and visitors and administered by the on-site business owner/ manager.
“A management rights arrangement is similar a motel lease, as it includes the assets of the business, however, the main difference here is the asking price will also cover a onebedroom freehold unit for the complex manager’s own use,” says Snowden.
“Tourism is our largest foreign exchange earner, and Whitianga is a leading destination on the Coromandel Peninsula. The Esplanade provides visitors one of the best places to soak up its unique character.”
The 18 units comprise one singlebedroom; 12 two-bedroom units and five, three-bedroom units.
Though similar to a motel in concept, each unit is in the style and presentation of an apartment.
They each have designer kitchen, large lounge/dining room, large bedrooms, a big bathroom, a laundry and generous private deck, television with Sky 50-plus channels, a DVD player, Wi-Fi and (in some cases) airconditioning.
The complex was built in 2004, and completely re-clad three years ago. Its three-level building has new building code of compliance.
There is a basement with car parking and storage; a ground-level office, manager’s unit and restaurant (not part of the management rights); a spare unit and additional car parking.

Snowden says his vendor designed the business so it can be run while enjoying a positive work-life balance.
“The Esplanade is run in as stressfree a manner as possible. For example, all laundry is owned and laundered by a local commercial laundry company and the owner employs reliable and efficient cleaning staff.”
Snowden says the Coromandel is known worldwide for native bush, pristine white sandy beaches.
“At this spot there’s great fishing and diving; the Mercury Islands are just off the coast; Hot Water Beach and Cathedral Cove are nearby; there’s plenty of scenic cycle tracks to ride; it’s an easy harbour to navigate for a safe anchorage and on ‘indoor days’, plenty of art and craft galleries to enjoy. Special events include the scallop festival, Leadfoot Auto Festival and many music concerts. With a permanent population of 5000 — expected to double by 2025 — there’s good shopping, and ample professional and trade services supporting the tourism industry.”
Anchorage Apartments
Meanwhile, at Mt Maunganui, LINK Brokers brokers Gordon Fridge and Ross Candy are selling a high-end management rights accommodation business.
The business is based on the fourlevel Anchorage apartments complex — at 36 Victoria Rd, Pilot Bay — where more than 20 of the 68 apartments are available to rent.
A freehold two-bedroom luxury apartment is being sold with the business to provide accommodation for the owner, if required.
Fridge says the number of apartments in the letting pool has remained consistent during the current owner’s tenure, which allows for seasonal variation in demand.
“This business is a superb performer with an impressive bottomline,” he adds. “It is perfectly sited to attract its share of the ever-increasing numbers of visitors and tourists coming through the Mount.”
He says the Anchorage is sited a short stroll from all cafes, shops, restaurants in town, yet far enough away from the “cluster” of other accommodation complexes to give its residents room to breathe.
Many of the apartments have 360-degree views of Mauao (the Mount itself ), while also taking in all the “buzz” of Pilot Bay, with its shipping movements and other fascinating marine activities.

Fridge says Tauranga and the Mount show no sign of slowing down tourism-wise, with the Mount benefiting from a year-round stream of national and international visitors, creating consistently high accommodation occupancy rates.
