Land in fast-growing Warkworth

Two properties in a private valley north of Auckland are on the market for sale, each with a modern home on site. JLL agents John Binning and Kevin Reardon of JLL are selling the 20ha property — which is in two titles — at 42 Toovey Rd, Warkworth.

The properties are is being sold through an expression­s of interest campaign, closing 4pm, on November 8.

The men say the well-maintained land is zoned Future Urban, which means it can become part of the town centre and include residentia­l offering in years to come.

“A new owner could well choose to sell off one title and retain ownership of the other, with the knowledge that a significan­t sale could be made in future,” Reardon points out.

“Access to the property is available via Toovey Rd, however, part of the larger title does extend off SH1, so a new owner could apply for access from the main highway to further improve access once developmen­t starts to take place.”

Warkworth, which is 64km north of Auckland — with a drive-time is about 40 minutes — is a township is tipped to grow, says Reardon.

“A new motorway being built between Puhoi and Warkworth will allow faster access to Auckland and should be completed in late 2021.”

Binning says the Matakana Link Rd — a $62 million upgrade designed to ease traffic congestion and link Matakana Rd to SH1 at the northern end of town — will be another boon for Warkworth.

“It is an essential project due to the huge growth expected for this area,” says Binning.

Significan­t residentia­l and employment growth is expected over the next 30 years, with JLL research forecastin­g a 65 per cent increase in Warkworth’s population between 2017 and 2043.

“With this in mind, the council has earmarked about 1100ha as future urban land that could accommodat­e about 7500 additional dwellings, or an additional 20,000 people,” says Binning.

Warkworth offers residents a modern township with character; access to some of the most popular beach locations in the North Island and a respectabl­e drive-time to Auckland CBD.

Demographi­c statistics indicate the median age of residents is 47 and 71 per cent of them own their home, says Binning. “The area is ideal for families and those looking for a lifestyle away from city living.

"The growth of the area is proving this is now what many people are seeking.

“This property represents a large piece of the puzzle that will be the Warkworth of the future.”
