Brighton plans revitalisation
Property developer Antony Gough has long seen promise in the seaside Christchurch suburb of Brighton, and for the past decade he’s owned what has become a crucial site in its redevelopment.
Gough bought the first of three adjoining properties in 2002, and in late
2010 added another two to make a regular shaped site ripe for redevelopment.
With his time fully occupied on The Terrace, Gough has decided to sell the sites at 2 and 16 Brighton Mall, and 211 Marine Parade, opposite the pier and new $11 million hot salt water pools complex. The properties will go under the hammer at 10am, on April
11. “I’ve got my hands full with what I’m doing in town,” he says.
“And it’s great to see that the redevelopment and rejuvenation of Brighton is finally getting underway so it’s a good time to sell. Rather than just sit on the properties, I’m better to release them for someone else to take up the opportunity.”
Colliers investment sales broker, Courtney Doig, says the as-is-where-is retail block, is right in the heart of the redevelopment area. The collective offering, on the corner of Brighton Mall and Marine Parade, comprises three freehold titles and occupy total land area of 1,286sq m.
Doig says the pools are expected to provide economic benefits for the wider New Brighton commercial centre through attracting more people to the area.
“This is a tightly held prime corner position and has considerable potential as a refurbishment or value add opportunity. There’s the added attraction of holding income while any buyer is planning the repair or redevelopment of the properties.”
The regular shape of the adjoining sites would also be attractive for redevelopment, says Doig. The properties comprise 433sq m and 349sq m at
2 and 16 Brighton Mall respectively, and 504sq m at 211 Marine Parade. The long-awaited pool complex, which will be operated by Christchurch City Council, is expected to open early in 2020 and there will be streetscape improvements along Marine Parade later this year.
It will sit on 1,900sq m of land at
195 Marine Parade, between the new playground and the existing seaside car park, at the site of the old whale pool. Five hot salt water pools will range in temperature from 40 degrees Celsius to 28C for the fitness pool and a small circular plunge pool will sit at 12C.
The facility, funded by the council, is being developed by Development Christchurch Ltd as part of the wider $19.2m New Brighton Regeneration Project aimed at revitalising the seaside village.
