Sections offer development opportunites
A 1252sqm Waikato site with development potential in Kerepehi has been placed on the market for sale.
The property at 110 Kerepehi Town Road, Kerepehi, is immediately adjacent to the Allied Faxi ice cream plant, and is for sale by tender through Bayleys Hamilton, closing on June 11.
Bayleys agents Josh Smith and Daniel Keene said that with an Industrial 7A zoning classification under the Hauraki District Council plan along with with utilities at its boundary - the site had multiple development options.
“Situated just off State Highway 2, Kerephei’s businesses draw their labour pool from the nearby townships of Thames, Paeroa and Ngatea – all just 10-minutes drive away in various directions,” Smith said.
“While there is some degree of worker accommodation in the surrounding townships, there is no commercial short-term accommodation in Kerepehi other than in housesharing scenarios.
“There is an obvious need for the likes of a commercially-operated caravan park or short-term accommodation amenity offering the likes of portacabin units.”
He added: “The section could also sustain an industrial vehicle yard.”
Smith is also listing another substantial piece of bare land next a busy intersection near Thames.
The 3091sqm site at 9603 State
Highway 26 beside Kopu’s industrial precinct at the junction of State Highways 25 and 26 has an asking price of $875,000 plus GST, if any.
Smith said the property’s location en route to numerous holiday destinations made it one of the highest-visibility sites in the Coromandel.
“Compelling locational advantages mean this Kopu site would be well suited for development as a petrol station – possibly combined with a stand-alone convenience-food operation – or for options such as bulk retail outlet, or a car dealership,” he said.
“The nearest service station is 800 metres further up the highway towards Thames.
“However, for main-road traffic from Auckland and Hamilton towards southern and eastern destinations the nearest fuel is at Maramarua, 25 minutes to the west, in Paeroa, more than 20 minutes to the south, or 40 minutes away at Pauanui to the east.”
Smith added: “The Kopu site is currently zoned Rural – allowing activities such as commercial recreation and events, visitor accommodation and campground facilities. However, potential planning changes to accommodate a service station, if approved, would effectively allow the site to become an extension of the town’s industrial activities across the road.”
