GOOD AS NEW

This expansive property, in a new planned development east of Albany, offers rural living while being close to city amenities

Anew six-bedroom home on a generous section overlooking bush in Fairview Heights offers a touch of country atmosphere next to the city.

Agent Therese Leslie says: “New homes these days don’t tend to have much land but this one’s on an 806sq m (more or less) freehold section with bush and valley views.

“Plus it’s a new, never-beenlived in home where you can enjoy big north-facing decks, a great feeling of separation between different areas and a 309sq m split-level layout, which will be great for entertaining.”

Fairview Heights is a planned development created when former farmland east of Albany started being subdivided around 2013.

It is bounded by Lonely Track Rd, East Coast Bays Rd, Oteha Valley Rd and State Highway 1, with a tract of bush nearby.

“It’s a great location because they’ve retained pockets of native bush so you can feel a little of that country-type atmosphere even though you’re really handy to the Albany mall, Albany station and to the motorway going north or south.

“And you’re only about 10 minutes’ drive from beautiful beaches such as Waiake Beach or Browns Bay.”

The suburb is known for premium, executive new homes, and Therese adds that she doesn’t tend to see anything around here that will sell for under $1.5m.

This contemporary home constructed by a local builder is made predominantly of weatherboard and vertical cedar and has double internalaccess garaging.

“I like the fact that it’s splitlevel, with two levels at the front and three levels at the back so you can enjoy a sense of separation between different areas. And there are two northfacing decks, one at the bottom level and one at the living level,” says Therese.

From the entry foyer, steps go down to a semi selfcontained area flowing out to a rear deck where two bedrooms, a lounge and bathroom might suit teens or guests.

On the living level, a separate lounge is next to an open-plan dining room-kitchen with timber floors. Big stacking sliders open to the second north-facing deck, overlooking the bush.

The land slopes gently down into bush so you can enjoy the greenery and native birdlife, such as tu¯ ¯ıs. The indooroutdoor flow and the size lends itself to entertaining. You could probably fit about 60 people for a party, no problem.

The kitchen is sophisticated, complete with subtle tones, German appliances, a big island and a separate scullery offering lots of storage plus a second hob.

This level is completed by an bedroom with en suite, powder room and laundry.

The upper level’s master suite with walk-in wardrobe and en suite features big picture windows. It is accompanied by what Therese calls a “pajama lounge” because you can imagine family members chilling out there in their PJs.

The fifth and sixth bedroom are on this level, which would be convenient for parents with little ones they want to keep close. One of these bedrooms could alternately be a study and there’s a bathroom completing this level.
