Exchange building for sale for first time in 20 years

A 1920s building in Takapuna that used to house the automatic telephone exchange is on the market for sale with vacant possession.

Designed in 1918 but not completed until late 1924, the building was one of six Auckland telephone exchanges that were switched from manual to automatic in 1925.

The renovated property at Unit C 187 Hurstmere Road is being brought to auction October 14 by JLL sales agent Euan Stratton.

He says the sale provides a buyers the chance to secure an office space within a character building.

It is the first time the property has been on the market for more than 20 years, and it has already generated significan­t interest from owneroccup­iers and add-value investors alike.

“Currently used as commercial offices, the property lends itself to a wide range of uses, both commercial­ly or otherwise allowable under the Residentia­l Mixed Housing Urban zoning,” says Stratton.

“The building is standalone and internally provides a unique office space extending around 117sqm with plastered walls and ceiling that is mainly open plan with a loft style mezzanine and a partitione­d office below, in addition to a kitchenett­e and separate amenities. The large ornate windows provide excellent natural light.”

Co-listing agent Jaye Miller says the property’s location is an added bonus. “Takapuna is a central, coastal suburb on Auckland’s North Shore and is an affluent sought-after area for both residentia­l and commercial property. Some of Auckland’s most expensive real estate is only metres away,” Miller says.

“A massive influx of residentia­l developmen­t has seen a complete transforma­tion of the Takapuna skyline thanks to the Auckland Unitary Plan. A number of 4, 5 and 6-level apartment complexes either completed or under constructi­on will ensure continued population growth and prosperity for Takapuna.”
